What size garden room?

I have a pie in the sky idea of having a garden room with space for a desk, small sofa, drum kit, a fridge/kettle/microwave and a toilet. Office for me mon'fri, teen den weekends

Problem is I can't figure out how big it would need.to be to fit this comfortably, so I can't start pricing it up.

Does anyone who has a garden room have any advice?
We don't have a huge garden as it is and I don't even know if it would be possible to fit it in!

We’re looking at getting one! I personally think 3x4.5m is the minimum I’d go for if you are putting in a toilet - that will take up 1.5x1.5m, leaving you with 3x3m living space.

You’ll need 0.5m between the room and the boundaries.

We’re planning on getting a 3.5x5.5m one, with a dividing wall so we can use 1.5x2m as a shed, and a small internal storage room for garden stuff.

Putting in a toilet was prohibitively expensive when we looked into it (also - we have Victorian drains and a long garden, so adding another 30m of sewer line seemed like a foolish idea).

I seem to remember my neighbour needed planning permission for the toilet in her garden room. That must just be our borough though

Hi overwhelmedbyitall,
Hope this post is not too late to send. When you are planning a garden room, remember that the space will add value to your home, so future proofing it for a future sale is really important. Make sure that the garden room will last for many years, not just 5-10 years and then will need replacing after that, and is hardwired with CAT6 internet. Don't take up too much of your garden, but I would recommend as big as you can. You will always use the space and as the kids get older, they will 100% kick you out and use it as a space for them and their friends to chill in. With regards to the comment above about how close to the boundary it can go, that depends on the construction material of the building. For example, and Inframe garden room is built from steel so can go all the way up to your boundary, whereas timber frames are not non combustible so you will need to plan that in. You do not need planning if you are adding a toilet to an office/gym/teenage room. You will need planning if someone is going to sleep in it full time.
I would also recommend a standing desk, these are great for versatility, an office desk doing the day, a bar in the evening.

Ensure compliance with building regs re lighting, drainage and sewage. You will need approval

You don’t need planning with a toilet. You do need to keep within height restraints etc.

Size wise
It depends how roomy you want it to be.

A macerating toilet solution might help

@LemondrizzleSharkare you buying a pre made one or having it custom made? Thinking of doing the same and having a useful “shed” type section for lawn mower etc..
