Anyone putting their house on the market in late 2025? Right time? Any tips?

We are thinking about putting our house on the market later this year and I’m a bit unsure if now is the right time?

Weve been here a few years and really like the house itself but the area isn’t what we hoped it would be in Tooting, plus had some neighbour issues that have kind of pushed us to think maybe it’s time to move on.

We have only sold one house before and it feels like there’s so much to think about and I’m just not sure if late 2025 is even a good time to do it with everything going on in the market at the moment, or should we wait to the new year?

Any ideas on what may help in this market? Is it also even worth looking at a new place until we have ours under offer as I heard unlikely to get offers accepted without an offer on ours. Would love to hear what other people think and any advice please!

How late in the year? September is generally a good month to launch as people are back form holidays & ready to crack on with viewing. By November things generally start to slow again.

I don't know Tooting but here in Ealing things are quite slow, anything not priced competitively is hanging around or being reduced.
Remember when you get estate agents to value your property they know that they are competing for business so will feel the need to over value. Do not get tied into a long contract, absolutely no more than 4 weeks. Ask them if they'll reduce their fee if they don't get you the price they are telling you it's worth. If they won't they obviously have over valued.

Look around, get a feel for what's on the market but you are very unlikely to get an offer accepted until you are under offer.

Thanks this is helpful! I am also looking into what work I may need to do before. actually put it on... getting a digital survey done on the property so I can get ahead of any potential issues on the property.

I think we can get a few bits of basic renovations, fixes etc done before September and then give it a good go!

Agree that early September is a good time, November not so much!

Not London, but we previously marketed a couple of houses during the first week of September and were sstc almost immediately and moved into our new purchase by Christmas.

Whereas the house we marketed during November (big mistake, but we were being pressured by family to move closer) didn't get a single viewing till January.

Getting on top of any issues with the property now is a good idea.

I agree about looking to list about September time...but in the meantime I would track the market, see how it's doing for your area and think about how much you want to move. Here lots of houses are being reduced each week, more than are being listed and we didn't have much to view at all, limiting our choices on our onward purchase. Our house did sell in 4 weeks though, so it does all depend on the house and location for sale at the moment in areas where the market isn't very fast moving.

We put ours on the market in September and had two offers within a week out of four viewings. We accepted asking price but still trying to find our onward purchase but we are looking in a specific area that's quite popular. I'm told my buyers are happy to wait as know situation but will they still be happy if we're still looking in January?
