My tenants recently moved out and I am currently doing some work on the flat to make it in good shape to re-let the property. I am due to pay the second half of my self assessment (due end of July for 2024-2025). The expenses incurred are within the last 2 weeks to which I have receipts etc. can I use these to offset my tax bill to hmrc or do the expenses need to be for the 2025-2026 tax year. Thanks

Any expenses that you have now will be for the 2025-6 tax year.

When it comes to 2026-2027, can I use 2025-2026 expenses incurred?

If you incurred the expense between Apr25 and Mar 26 you put it on your 25/26 return.

If you incur it between Apr26 and Mar27, you put in your 26/27 return.

is this your first time doing self assessment?
it is worrying that, having been given the answer once, you then repeat the question for the next year

do you understand that your SA is to be done on the cash basis, i.e. declare when you receive and when you pay, not what dates appear on invoices

have you done any training? There are HMRC webinars which are really rather good for learning the basic stuff
