Help choosing between two plots

Hi everyone

My husband and I are thinking of making an offer on either plot 64 or 67 in a new build development. We have a cat and her safety is really important to us - though both plots seem safe.

64 is towards the end of a cul-de-sac and faces a meadow (we've been reassured it won't be built on). It has a southwest facing garden. There's potentially enough space to park two cars, with a railing separating the parking area from the neighbour's parking area.

67 is a corner plot with quiet surrounding roads and faces a footpath that leads to the village. It has a southeast facing garden and there's a communal bin collection point just outside the garden. There's space to park one car.

Both plots come with a car barn which we would convert into a garage with a door.

We're buying off plan so haven't seen the houses or gardens yet.

I'd go 67. It looks like more space, and more sensible dimensions/ angles.

They say they won't build on the green space behind 64, but how long can they guarantee that. My in laws have just had the field behind theirs built on ten years after buying, they were told it would remain farmland and it did for a while. Now their previously peaceful garden looks on to a building site and the new houses will be staring into their back windows. I think you always have to assume green space is vulnerable to development. Some poor sods were in the paper recently where the green field they'd known for decades at the end of their garden was turned into a giant warehouse. It feels like a gamble that could decrease selling value significantly.

Our friends ended up buying the meadow next to them to prevent it from being developed! Now they have their gorgeous house and garden, plus a private wildflower meadow. Obviously not everyone can afford to do this! But the point is they were also told the plot wouldn't be built on.....

What is the height of house 68 at the end of 67, is it single or double story? I have a friend who has a lovely south facing garden but there is an end of a house just over the back fence, it cause lots of shadows and looks quite imposing. however I hate seeing lots of neighbours windows when I'm in my garden so I still think I would pick the more private garden of 67 over the heavily overlooked one of 64.

The cost to buy land that had a high chance of getting pp would be pretty astronomical and for nearly everyone except the extremely rich totally impractical. Moving house would be a far better solution.

Unless it was the size of a postage stamp.

Well yes I didn't say it was affordable nor did I say it was practical 😂 just used it as an example to highlight that land you are told will not be built on (now), that may well change and could potentially be sold off for development in the future. 🙄

64 as more private and not next to the bin store. 67 also has a junction out front.

A definite no to the house with a communal bin collection point right next to the garden.

youll have people putting g rubbish in it any time of day or night and they wont all be considerate. Many will just let the kids slam and it could stink

If that footpath is the main way for people on the estate to walk to the village, you will probably get people hanging around at the end of it talking loudly on their way home from the pub on summer evenings.

I think 67. I admit the bin collection point is slightly off putting but it won’t be in constant use. What about the potential smell though I guess?

Saying that my awful neighbour has started a food cooking mobile service and has industrial bins in his side garden 1ft from the bottom of my garden and I can’t smell them, they have very heavy duty self closing lids. I’d want some reassurance on that.

but 67 seems to have a bigger garden and only having a neighbour on one side is a plus. What is 68 though? Is it like a mews style building above a triple garage? If so would there be windows overlooking your garden or just a wall?

64 back garden looks small and an odd shape. It’s at the worst end of a close with potential for a parking nightmare, arguments over the turning point and people parking in it, kids playing down that end of the close all the time, football, etc. plus it’s a long way from 64 to the bin collection point if you have to carry bags there???

67 - your garden is only adjoining one neighbour. 64 has multiple adjoining gardens, you could end up with 4 trampolines up against your fences! And whilst the end of the cul-de-sac position in theory would make it quieter, it's an 'ideal' place for kids to congregate and play football / ride bikes, shriek etc (speaks from bitter experience). You could do some strategic planting in the corner where the bin collection point is.

9 mths ago, OP, we looked at a newbuild and were told by the sales staff ‘that land directly opposite won’t ever be built on and your outlook won’t change’. We didn’t buy it but you can hazard a guess as to what’s currently happening.

Do you need the permission from the developer to add a door/change the aesthetic of the carport? Usually there’s a 5 or 10 year restriction and you cannot change anything until that time has passed.

Have you been told about possible management fees by the developer?

If they “aren’t building on the meadow” why is there the beginnings of a road constructed opposite number 64?

Looks like a stub street awaiting planning permission for a second phase of housing, to me.

No brainer for me 64

south east garden will be dark in the evening. I prefer some evening sunshine in the garden.

Less traffic noise too. 67 on a corner lots of cars driving passed in comparison

Thanks so much for all your replies - super helpful! Plot 64 seems to be the favourite and we're leaning that way too.

A few clarifications:

  • The meadow is part of the development but designated as a biodiverse green space and buffer to listed buildings - so it's highly unlikely to be built on.
  • The communal bin area by plot 67 is for about 10 houses and residents wheel their bins there on collection day.
  • The estate is generally very quiet so road traffic isn't a big concern.

One curveball: both 64 and 67 won't be ready until March. There's an option to move sooner with plot 39 but it has a northwest facing sloped garden, no car barn and backs onto affordable housing - so we're hesitant.

Open to thoughts on waiting or moving sooner!

39 is not nearly such a good location or aspect.
