Asbestos in Artex

My buyers’ surveyor have said due to the age of my house, the ceiling artex could have asbestos in it. The house was built in 1990.

I know the buyers have plans to knock through to make a dining kitchen, so this is relevant.

Does anyone have any idea whether houses built in 1990 might have asbestos in the ceilings?

I’m going to pay to have it checked of course. I just hope it comes back negative.

I sold and purchased last year. My buyers paid for the survey for the house I sold and I paid for the survey at the house I was buying.
If they want an asbestos survey then they can carry it out at their own expense, you shouldn't be expected to pay for it.
What I would bare in mind though, is if it came up positive they may renegotiate the price or pull out of the sale. This is not going to change depending in who paid for the survey so I would be pushing it back to them to arrange and pay for.
In regards to the artex, if it does contain asbestos it is likely to be white asbestos and therefore not as scary as people instantly think. To be clear, this is in no way me endorsing anyone to be flippant about it but it's worth reading up on it as there's different types and concentrations and some are more hazardous than others.

Thanks so much for all your replies. I’m going to tell them to feel free to get an asbestos check, at their own expense. To be honest, it would be useful for them to have it if they ever want to sell.
