Am I just impatient?

My house has been on the market for just over 3 weeks.
First 2 weeks at £150k as recommended - 2 viewings, 1 of which was in the process of viewing around 20 houses. Other gave feedback of kitchen too small.
Just over a week now at £145k - 1 viewing - In and out in 4 minutes. Family of 5 said it was way too small. Saw another house from same EA before us, so I'm presuming they were pushed in to viewing it.
No feedback given of anything we could change.
I'm now tempted to drop to £140k as we have seen the house we definitely want! But is it too soon? Or does the lack of interest show the price is too high?
The only similar build house around this area sold in the last 12 months went for 145k and was of a similar quality.
Any help would be appreciated 😁

That Area 360 add on looks like a rather blunt tool.

You can see the actual crime stats on the Police UK website, which shows the location of reported incidents each month.

Yes. But when I'm scanning through 100's of possible purchases on RM I'm not going to double-check the details on ones I can immediately drop based on flood risk, noise and crime rate.

That allows me to focus on properties that may be a good fit for me, and not potential higher risk liabilities down the line.

But Area 360 gave a really bad crime rating for OP's house, which isn't the case when you look at the actual data. So you'd be discounting it on the basis of poor data.

I would also be cautious of the flood data, as it seems to only look at the flood risk from rivers and seas, not surface water or groundwater flooding. I guess you'd actually check that out properly using available flood risk mapping though.

It did, and I'm sorry for the OP, but them's the breaks. I'd rather drop a risky home in error than spend hours validating the data. I don't have that time for an individual property. Luckily, as I said, most buyers are looking at different criteria so they needn't worry about me.

How many properties are you buying? And do you buy in lots of areas that you have absolutely no idea about? 🤔

Validating crime and flood risk data takes only a few minutes. And I would always really want to know if there’s a groundwater flood risk.

Good question.

I'm looking to buy a property for DC. And I'm looking to buy for us if they choose a different area to the one we're living in. So lots of areas and lots of properties.

There is plenty of choice so I'm happy to lose a few potential candidates in search of the right choice. Obviously once we settle on a few good candidates then we give them the full review.

But good question anyway.
