How much would you offer for this house?

We’re going to see this house on Monday because ours is now under offer (hurray!). It’s been on the market a while (recently changed agents which is why it looks like a fresh listing). Presumably it been overpriced because it’s price keeps dropping. It’s finally at a point close enough for us to think about it seriously, but we don’t want to overpay. The market is cold here and not likely to pick up anytime soon since the University has just announced significant job cuts…

Should have said, read the full EPC report. It will tell you what areas scored poorly and how they can be improved.

Is that the only road in/out ?
On Streetview if you go to the gates there are bollards at the end of the road

I would not fancy that road in winter / when someone is having a delivery /skip/moving van or a couple of you are trying to get along the road and someone needs to give way .
I;d get pretty hacked off pretty quickly .

And yes , what is going to be built in those fields in the future ?

Yes we moved from down south where we had a massive garden in an area with similar houses/gardens and thought we'd find something similar here, there are alot of detached houses without gardens here or just yards and alot of houses needing work. And hard to compare as so different. That one in haverbreaks was nice though think houses there are overpriced. We are nearer bolton le sands although still don't have much of a garden.

If you love it and it's worth £750K to you, and you would be happy to let someone else get it for £760K, then offer £750K.

How would you feel if you offered £700K - hoping to save £50K - and then someone else got it for £750k. Would you feel quite relaxed about it or would you be kicking yourself? It's your money and your choice.

It's really overpriced but good luck getting them to drop the price. They've clearly spared no expense on all that hideous fitted furniture and bathrooms etc. The lounge with that open conservatory is the most disappointing but in my opinion, that will be freezing in winter. Also looks like loads of outdoor space but lots of it is just steps. Looking at the floorplan the layout is poor as well with bedrooms sandwiched between kitchens and living spaces. I would go closer to 700k with an offer but I doubt they will bite. Looks like it's owned by an older couple who have spent a lot on it.

Interesting… Rightmove suggest price of house today worth about 738k. Of course that’s only a very rough guide. I would still offer 750k personally.

On second thoughts maybe I would offer 740k and allow myself to be talked up to 750k if the offer got rejected.

I think you’d be paying a lot for very individual tastes - like the marble ? In the bathrooms which personally I hate the look of. If you like it try an offer of £750

That's interesting @WonderingWanda. Good spot!
The update is actually 20-25 years old after all. It's not to my personal taste but I'm sure lots of people will like it.
Interestingly, even though I don't take RM valuations very seriously, they are nearly always less than what sellers and agents are choosing as their marketing price.

If I were you @Amberellaella, I would be inclined to just keep an eye on it for possible reductions and take the risk. There appear to be other similar homes on the market.

Actually that’s the listing from when it first went up last year. I can’t remember the exact amount except it was about a mil!

Honestly, in my opinion it is a grey bungalow with a cheap looking kitchen and some very personalised bathroom decoration which I would want to update.

I would consider whether adding a second storey is feasible with the aim of banishing all dated bungalow vibes.

The views from the garden are however delightful but I would question how much useable space there actually is in the garden.

The second house has a much warmer feel, although why would you not install an integrated dishwasher but instead ruin the run of units I don’t know.

Garden is lovely, next door have added a second storey which would make sense.

Are you specifically looking for a bungalow?

I'd make sure the views are protected - are they on land that can be built on? Because I think you're paying top dollar for that view, and it would be awful if it were replaced by a new estate.

About 725. The one you just lost out on was much nicer although I can’t compare the specific areas.
The garden doesn’t match the house really if you’re looking for somewhere to grow old in. Too many steps.
If you are super keen on a very clean and modern and empty vibe then go higher.

The layout of rooms isn't great. I don't like bedrooms right next to the kitchen, with my family I'd be woken up all night. The living room being the conservatory could be problematic heat and comfort wise. I don't like being confronted with a wall of black glass at 5pm in the winter, very uncosy. Funny little corridors too.

While the outlook is gorgeous, and it doesn't seem to need anything urgent done, the layout would really bother me.
