How many viewings

Just put my house on the market this week, and already have one viewing lined up.

But I'm curious how many / quickly did you get viewings? Obviously I realise it will vary widely between area / property type.

Last time I sold was during the crazy Covid market. The house had only been on Rightmove one day and had 10 viewings lined up the next day, and accepted offer 2 days later. I'm obviously not expecting anything like that ever again!

You get the most at the start. We had 12 first viewing. One viewing is not great but you never know. Good luck.

We sold last year and got 18 viewings, and 3 offers within 2 weeks. Viewings were all done in batches of 5 or 6 at a time. The EA seemed surprised how much interest there was.

We only had 2 viewings booked when our house first went on. But one of those came back and offered and sale is going through. I don't think number of viewings always has a correlation to offers.

We’ve been on the market for three weeks, we had two viewings two weeks ago and nothing since.
Houses usually sell within days on our estate but nothing is moving, out of nine houses that are for sale three have been reduced with one of the three being reduced twice.

We’ve been for sale around 6 weeks and only had 3 viewings in total. One wasn’t even on the market. I asked the EA to reduce the price which they did but they still say the price is right and it’s the market which is the issue.
We have a 4 bed Victorian semi, on a main road with a small garden which is slightly above average sized for the style of house. Also have a garage and drive for 2 cars.
The house next door is recently sold as a doer upper and does look untidy which won’t help us I guess.

Silly comment from the EA. It’s the market that determines the price. So if no one is biting, the market is telling you that the price you are asking is too high.

My partner had two viewers in the first couple of days back in May, which resulted in one offer at asking price. This offer was subject to him taking it off the market, agreeing to try to complete asap, and instructing a solicitor immediately, all of which he did. The buyers had sold to a builder a few weeks prior and were under immense pressure from him to find something. They were also desperate to move for another reason - school. Lucky!

On the other hand I have had only three viewings in four weeks but all of them are coming back for a second viewing next week. My estate agent says that the market is slow for large detached houses in my town. My partner is in a different town with a more vibrant market.

Good to hear your experiences. I've got another 2 viewings lined up, hopefully a few more people looking around over the weekend will line up a few more. I'm realistic about the market here, it's moving steadily.

If you have priced it correctly, you should get multiple viewings in the first 2 weeks. Hopefully you will get more interest if your market is moving steadily.

I agree with @Doris86 that your EA's comment was v silly @TulipsfromAmsterdam. They don't seem to understand that the market sets the price, which is a pretty key thing to understand in their job!

Had about 6 viewings in 4 months. No offers Have reduced price and instructed another estate agent. Stressful

Spot on.

Vendors who know the value of their home - don't. They only know how much they'd like to get and what they think they should get.

EA's who know the value of a home - don't. They only know the best price to market a property at.

Even surveyors don't really know the value of a home.

Only the market knows the value of a home.
