Survey advice

I have just had an offer accepted on a house in the south east and I am looking at booking in a survey. Just wanted to get some advice on whether

  • it's worth paying for a valuation too? We got the house in a bidding war and based on our look at sold prices it seems we may have overpaid by a bit but probably not massively (the prices are all over the shop so it's difficult to be certain thiugh)
  • its worth paying for level 3 survey or just level 2? the house has had a lot of work and appears in very good condition

As above. The mortgage company will decide if it's worth the value, otherwise they will get you to fund the difference. If you are using funds from savings, selling another house, business or gifts to buy it outright then ask the surveyor to put a value on it. Both of mine have said it was a fair price rather than saying an actual figure.

If there has been a lot of building work, especially recent, or an older property, then I would go with a Level 3. My new house had an extension but since it was over twenty years old I figured the actual building work was okay as no cracks or sloping floors/walls or leaks were showing, and just did a Level 2. It was a 1950s house.

Thanks, our mortgage broker advised that because we were putting down a decent sized deposit (30+%) they mortgage valuation wpuld probably be quite lenient and that purchases rarely get downvalued with yhat level of deposit. So was wondering if a surveyors valuation might be more considered
