Estate Agent on tinder during viewing

Our house is on the market. Not overly impressed with the estate agent company so far, poor communication, promising the earth etc.
Today the estate agent let the viewers in, he opened the sliding doors and let them into the garden while they went outside alone. He didn't unlock any outdoor spaces, just left them to look through the windows of the garden room and garage. When they came back in he let them roam on the 1st and 2nd floor alone for quite a while. While they were outside and upstairs he was sat in our kitchen swiping left and right on scantily clad girls on Tinder. We have ring cameras around the house and he was positioned in such a way that you can see his phone screen clearly. He didn't give them a single piece of information about our house or the area during the entire viewing.
Here's the question: Do I tell the agency that he allowed an unaccompanied viewing and what he was doing during the viewing?

I’d complain to be honest and get another agency in. Not professional at all x

FluentAquaMoose · 29/06/2025 10:09

just tell the agents you didn’t feel the guy doing the viewing was attentive enough and yes it’s your house so can check the cameras when you want to. It’s your house!

They won't be offering...Upon returning downstairs he asks them what they think, they say it's lovely but a bit smaller than the photos. Estate agent replies "Yes, you definitely need a bigger house if you're having more kids."

Jesus…

I’d be looking to have a conversation with manager along the lines of they’ve breached the contract / aren’t meeting their side of the contract and you’d like to relist with someone else

if I couldn’t and they held me to it… that specific EA would be banned from my house

herbalteabag · 29/06/2025 10:12

He should have told them stuff about the house. But personally I hate estate agents following me about and would prefer to just ask questions when they come up.
If you're not happy I would just change estate agents and you can say why if you want.

Thanks for your point of view. So you think it's okay for the agent to allow unaccompanied viewings? Would you not be annoyed at him letting a stranger wander around your house, possibly look through private details in your study, open up jewellery boxes?

No, I think it's normal. People want to be able to chat together when looking around and not have someone listening in.
When we sold our house the estate agent didn't even come and we just let the people in and allowed them to walk round on their own while we were downstairs getting on with things. I wasn't working as I had a baby and didn't worry at all.

I'm not 'secretly filing people'. It's not a hidden camera in a teddy bear in a public space - it's my home and there are no laws against this. It's a very visible security camera that many people have installed in their home. When we are out of the house it buzzes my phone to say movement detected. Estate agency is aware of cameras. I'm not posting the images on social media or sharing with a third party. I'm guessing all the people who are so alarmed don't have cameras. It very handy for checking on pets and I highly recommend.

But you are watching back the footage, which goes well beyond security or using it for your pets. It’s incredibly weird.

housethatbuiltme · 29/06/2025 11:23

I have viewed countless houses over the last few years, thats exactly what happens (well not tinder, I have never looked at their phone to see what they scrolling). Not really sure what you expect different.

Its why many viewers prefer agent viewing, No one needs someone walking around going 'and this is the toilet, the toilet is a victoria plumb 'mayfair' style and was installed in 2018 by Barry from 'pristine bathrooms''.

Normally they will unlock a garage etc... if they have a key though.

I cannot imagine that saying you filmed a person working for you without consent (or viewers) and then used that footage to spy on them and then shared their internet history with their colleagues etc... will work well in your favor with the company.

CatkinToadflax · 29/06/2025 11:29

In the past few weeks we’ve accepted an offer on our house and had an offer accepted on our hopeful future home. I assume viewers wandered round our house by themselves. We certainly did in the houses we viewed.

If you’re not happy then absolutely do tell the agency…. but I think watching and listening to the footage of the estate agency staff and potential buyers is incredibly creepy.

Blomama · 29/06/2025 11:48

Thanks all, responses are quite polarized. Going between EA isn't doing his job and me being the creepy one when I noticed EA was sat at my kitchen table for 15 minutes by himself.
Once again, the agency is aware we have security cameras. Think I've got enough opinions to make my decision about next steps.

I would expect and have expected, any estate agent to be familiar with the house, having had things explained and offered information that potential purchasers might want to know, like council tax band, if it’s not on the details, how the heating system works, etc. I’d expect him or her to show people into the principal rooms and outside spaces, then let them have another look by themselves and ask questions.

I would not expect him to be scrolling on his phone, unless he had a business call to which he had to respond. It isn’t professional and unless it’s an emergency, unnecessary.

Bluevelvetsofa · 29/06/2025 14:08

I would email the agency and explain that you’re not happy about the way the viewing was conducted. I’d be considering changing agents when possible.

LindorDoubleChoc · 29/06/2025 14:33

Estate Agents don't sell houses. The houses sell themselves. No Estate Agent is going to be able to persuade anyone to buy the biggest purchase of their lives just because the EA is a fun guy.

There is no need for an EA to follow viewers into every room in the house. It can severely get on the viewer's nerves for a start. If the viewers of your house were really interested they would have asked to look inside the garden rooms.

Incidentally, having done loads of viewings as an EA, I have never been made aware of home owner recordings going on, either inside or outside the house. I think all members of staff and the people looking around should absolutely be informed if you are recording them! Can you not see that?

isitme111 · 29/06/2025 16:18

You may have told the EA that you have 'security cameras' but do they realize this includes internal cameras which record what people say.

Those ring doorbells cause all sorts of problems.

I don't think he did anything that bad. Sure he didn't encourage the couple to buy your house but they almost certainly wouldn't have done anyway as it was too small for their needs.

I think it's normal for EA to allow buyers to look around houses without them following you into every room - that has been our experience anyway & it's better from the buyers perspective.

I don't think you have grounds to complain about him. But if you would prefer the agency escort people round every room you need to tell them that and explain you will be able to check.

Goforhappy · 20/07/2025 08:29

In my experience EAs didn't follow us around when viewing, they set themselves somewhere like a kitchen and gave us space to look around/discuss. They have been there to answer questions not give a tour, anything else may feel pushy. I couldn't care less what they were doing on their phones during this time.
