The nicest and most welcoming photo is the child’s room - everything else looks really clinical

Estate agents use camera lenses that distort proportions horribly particularly on long thin rooms.

Could you add some colourful towels, flowers, pots in the garden, rugs etc in the same palette as your kitchen chairs? Hanging baskets or pots by the front door with scented colourful flowers

Pressure wash the drive and patio (and maybe the fences or paint them)

dress the outdoor dining space with colourful plate, glasses, table runner etc

crop photos

the grass looks very patchy so maybe a good feed and seed treatment?

listing says 4 double bedrooms but you do not present it that way in the pics.
Obviously there is a fine balance between carrying on living there whilst presenting it for sale but

  • the office & sofa bedroom looks narrow and awkward to move round if it had a double
  • the kids bedroom does not look like it could take a double

I am the sort of person that likes the keep it neutral colours and declutter, but one can go too far. Yours looks barely lived in and rather "lifeless". Not suggesting you put pictures on the wall or change the colour, but you do have to " sell a lifestyle" and what yours says to me is show home that might suit a family but they will need to work hard to put themselves in the mindset of how to live there.

The picture with giant sofa where you can sit and watch someone working at a desk is the weird one for me. What is that room? The big sofa and desk together just make the room look cramped, uncomfortable and weird. Make it either a proper office or an extra comfortable reception room, but not a weirdo excess supervision office set-up!
