Unadopted road

Hi as anyone come across this issue with a new build that's not been built yet? We've got a mortgage approved with santander but since this has been raised by our solicitors it's got me worrying that they will withdraw mortgage offer from what I've read online!
We are waiting to hear if the developers are in agreement to maintain the road until taken over and if they have draft copies of applying.. Is it worth getting indemnity insurance to assist with reassuring santander or would it be best to look for another lender?
I'm probably jumping the gun but it will be our dream house

The title documents will explain this. If a new build, your solicitors will get a note explaining all this and there will be obligations in the transfer deed.

We had no issue buying a new build on an unadopted road (house not built when we initially bought) but when we sold it 12 years later & roads still not adopted we had a nightmare sorting out correct info from council. Roads should’ve been adopted years before we sold but council & builder were arguing over state of them.

Your solicitor needs to see the road bond between the highways authority and the developer. This will show what is intended. Then the developer must finish the road appropriately for the highway authority to take over. So agreed width, drainage etc must be as agreed. Most roads are adopted unless developer doesn’t meet their obligations. Generally they do though.

Just to add we was on the wrong council tax for a few years, so wait a bit and then check, we got a rebate in the end.
