Gas/elec safety before selling

Should I get an updated gas and electric safety certificate before I sell my old flat in London? Had one several years ago after some work was done. Google says yes but it's mostly websites of companies that do them!

No requirement to, unless you are renting it out.

Gas safety certificate is something that conveyancers will very often want, so worth getting that done. I got one done at the same time as getting my boiler serviced, and it only cost be £25 more than it would have done for just a service.

Electrical one will get asked for if you’ve had any major electrical work done, otherwise they probably won’t be too bothered about having it.

Do you have the gas boiler serviced each year, people might expect to see that, what other gas appliances do you have. Our gas meter is checked for safety when the boiler is serviced

Hm thanks, haven't had boiler serviced in a couple of years so sounds like should maybe do that?

Yes, buyers solicitor will definitely ask for a service record for the boiler, dated within the last 12 months
