Skylight/ Velux with no planning permission.

Hi, we have a small velux with a wooden frame, which in turn is rotting.

We'd like to replace it whilst we put a beam in the internal wall under it as we found out it has no support.

Can we do this and apply retrospective planning permission?

We're in a conservation area and the planning application could take months.

You can replace like for like without permission. So if the new window is made from the same materials and the same size you don't need permission to replace it.

Thank you, that's good to know, although like for like costs a bomb. It's one small velux, wondering if they would check.

Honestly, no. No council are going to take enforcement action against a replacement velux window (I work in enforcement).

But anyone living in the CA familiar with the rules could report any work being carried out to the planning department who would need to investigate.

The beam would likely need building regs.

@seeline ,yes it was worried about a nosy neighbour, but the builder would put in the application after starting the works.

The beam is in an extended part that didn't need permission as it is under the measurements for PP.

Annoyingly, there isn't much of a record of the house, so can't even check if there are open planning permissions submitted already.

PP and Building Regs are two different things. The beam is BR. I assume the builder would submit a Building Notice for that so the Inspector can visit during works. The velux whilst probably needing BR would also come under the planning laws.

That's quite helpful @Seeline ,
Neighbour replaced two big veluxes with no permission and got the ok after.

Realise doing it also might make them want to clamp down on it or use us as an example.
Will get builder to put application in when he starts the works 🤞.
