Property is circa 1600. Not standard construction apart from ground floor extension done within last decade and with planning permission.

currently we don’t know exactly what the original cottage walls are made of.

can anyone recommend a specialist lender for older property?

I am just in the middle of buying a similar old property.

I used a mortgage broker, but I have a large deposit so this wasn’t an issue with my lender.

My main concern is to get a Level 3 Building Survey so I know what potential costs i may have.

Id suggest you use a mortgage broker as they should know if you need a specialist lender. Even if they get you a quote, you don’t have to use them.

@Imgoingtobefree but which mortgage lender did you go with?

It’s my daughter and her partner buying. I made a thread recently about them. They have already had a bad experience and needed to pull out of a purchase on a modern house with a bad extension.

So now they are looking at a completely different property but feel they can’t risk being turned down again. Hence needing to find a lender with knowledge of old property

I used a mortgage broker initially but then remortgaged through my (high street) bank.

The only issue I can remember was that the first provider wanted the attic space professionally treating for woodworm.

Estate agent pointed out evidence of woodworm but said it wasn’t active. I believe proof of treatment exists

I’m using Newbury Building Society.

We used Nationwide with a historic house, but used a broker
