Windowless room - which one?

Hi - I’m in a bit of a conundrum about my new floor layout.
I’m about to do a full remodel of a victorian ground floor maisonette. The flat is long and narrow and even though I’m end of terrace, the neighbours have a tall fence and I don’t have a lot of light coming in on the side of the property.

Given the floorplan, one room will have to “windowless” which is not ideal but the reality. I have to choose between the living room and the dining room. Dining room is hold be the most obvious choice, however that is not the best use of space as I would end up with a huge dining area and very very tiny lounge/living area that will be sunken from the kitchen.

I’m now agonising what to do. I’ve tried to move the kitchen around - but because my property is split level, It would also end up being a bit weird.

The best use of space is indeed use the windowless area as the living room. I quite don’t mind as I’m only home in the evenings and like to chill in the dark away from light glares to watch my TV and read my book but I’m worried about re-selling the property (not planning to, but we never know…)

any views?

Is it approved by council or other fire regulations or any other legal thing with no window? No chance would buy one even if they passed however

Honestly both ideas are terrible. Don't make windowless spaces, they are horrible. Move house if that's the best you can do with where you live now.

Have you checked with planning?

Habitable rooms usually need a window under fire safety laws, that then really limits what can go in a windowless room. Usually it only allows for things like Kitchen, Bathroom, WC, Utility or Storage areas.

That is fine with planning given there’s access to patio

Trust me, the place is actually not bad! Honestly the best flat on the street considering its ground floor. I’ve seen many places even I was on the market. Ideally I would have preferred to move to the top floor flat of the maisonette, but there were not any available and I would rather not deal with stairs. The bi folding doors to the garden are 3m tall and even thought the living area is windowless, there’s a lot of light coming in. Also from the skylights in the kitchen.
Also, this is London in a sought after area given the tiny catchment to outstanding primary and secondary schools. resale of this flat would be not not be difficult for the right price.

How about this? It means steels but it would be so much more liveable.
I wouldn't bother with the ensuite tho.

Thats actually great idea! Just need to sort out how to leave for the garden as bedroom 3 in that layout would block the access!

I think the only room you could have windowless is a bathroom (think hotel bathroom - they almost never have windows). I don’t think you need 2 bathrooms either. Can you move one bathroom to the windowless side and expand the other rooms out where there are windows? Also, is the study area windowless?

Could bedroom 2 be the living room and have the dining g room next to the kitchen. Could you make the study smaller to create a larger bedroom next to it? A bedroom without a window would be no problem.

great. There might be structural reasons why this is difficult, it's hard to say from your drawing - but if the architect doesn't raise objections then I would have a think about proceeding with them as it's the obvious layout for this space and I'd wonder why they didn't suggest it themselves.

Don’t have the en-suite and extend the corridor all the way down to a new back door. Then use the bedroom with the patio as the masters.
