Move house on the same street

Would it be stupid to move to a different house in the same development.
The other house is only a little bigger 2450 ft compared to 2008 feet. Extra rooms downstairs no integral garage.
or should I extend my own. I’ve worked out the price is not that different between two options except that the stamp duty legal fees etc. Also maybe will not be able to sell mine in time and don’t want to sell unless can move so could be a waste of money? Is this madness to think of doing?

My Dad's house is on an estate of houses of different sizes and lots of bungalows. Three people I know that lived in houses when I was growing up there are now in bungalows! Some have moved off the estate and back and others just from house to bungalow. I know of another that wants to move back when the right place comes up for sale!

I think if it's a lovely area I don't blame you!

Well almost 25% more square footage is not ‘only a little bigger’. Stamp duty and moving costs can be significant, but also dealing with builders and that disruption is never fun (plus quite will inevitably go up). What do you need those extra rooms for?

My parents extended their house but it chomped up garden. I'm guessing the bigger house might still have a bigger garden, drive etc as it was built that way?

It’s more a case of wanting the space than needing it really.

If no one buys my house it would be 2.5 grand wasted in marketing etc although maybe could find a cheaper estate agent.

You have to pay for marketing? I thought you only paid agents if you sold?

The estate agent told me I have to pay the expenses. Haven’t asked around .

DP sold his old house to his next door neighbour - they liked the area but their house wasn’t large enough. When they found out he was planning to sell, they asked if he would sell to them. DP avoided estate agent costs as a result.
