Worst house selling luck ever?

My MIL is looking to move closer to us, she is currently 1hr 45 away and looking to downsize and move around 20 mins away. She first went on the market in Sept 24 for 375k, and had over 30 viewings, resulting in an offer of 365k. All was proceeding well until the buyers buyer pulled out in Feb.
She went back on the market straight away, and dropped the price to 350 to try and get a quick sale. Accepted an offer from a FTB with mortgage in principle - who then promptly changed their mind 2 weeks later!! She then lost her onward purchase as they weren’t willing to wait (typically she then got another offer the day after it sold)

Back on again, third time lucky…. Accepted an offer from a FTB (at this point she’s only considering chain free buyers) and found a new onward purchase. All was progressing well, until they got made redundant after 4 weeks!!!!!

Back on again, loads of interest and got an offer of 355, all been progressing well for 6 weeks and now the buyer has got cold feet due to the house having solar panels where the roof is leased to a company (who have confirmed the lease can be transferred and also it’s compliant with mortgage requirements etc)

So, now she’s back on looking for buyer number 5!! It’s so frustrating and she really doesn’t want to lose her onward purchase. We have suggested going back to the buyer to offer 10k discount so that they can buy out the solar panels lease (at the minute no money is exchanged, they maintain the panels and MIL gets free daytime electric)

We have spoken to the agent, they are calling lists of potential interest, have put it as featured on RM etc, but is there anything else we should be asking them to do?

I realise the solar panels will be putting people off but it doesn’t seem to have been an issue so far! Only the first buyer got as far as having a survey and it didn’t highlight any issues. Does she just have the worst luck in house selling history?!

We are back on the market after our 2nd buyers pulled out as they changed their mind. The system is broken.

OP - really feel for your MIL. That is such a run of bad luck and haven't heard of so many things happening. I think the market is skittish and have noticed that houses that aren't selling are sitting for ages / pinging back on and off again. I wonder if FTB are more nervous than maybe someone who has sold and so needs to get their purchase sorted? Hope she has better news in coming weeks

It’s so frustrating isn’t it! I just keep thinking if I was in her area and looking and kept seeing a noise come back on I would think there must be an issue. Her first buyer (who lost their buyer) is still interested and they are still in contact but he’s still on the market and isn’t willing to reduce his price (MIL even offered to drop hers so that he could afford to drop his!)

I'm a buyer not a seller but we are on our 3rd house.

We lost over 6 months to the first, seller dragging their feet and not commuting to anything and never even looked for an onward move. Then the house was badly damaged in a storm so we pulled out. Luckily not much cost wise except time as the seller never instructed anything properly.

Second house we where told was probate but was expected through in under a month so process started, surveys done etc.... then it turned into a year. Probate failed multiple times and the house got repossessed. Cost us a lot of money and time for nothing. Probably for the best though as the house then got condemned (it had stood empty for years by that point and become structurally unsafe).

We got gazumped (early on so no costs) on two houses and also lost out in bidding wars on a few others. One of those houses we where gazumped on just fell through recently and they offered it to us. We LOVED the house but are not willing to pull out of the one we're currently buying and start again (just annoyed they gazumped us in the first place, they ditched us for a developer who found out he couldn't do what he wanted. Would have been done by now if they had stuck with us).

We are FINALLY hopefully getting close to exchange on this one, its been so smooth up until now (so much so I keep expecting something drastic to happen) except the solicitor has suddenly just gone AWOL and isn't reply to anyone for the last 3 weeks. Hoping they will be back soon (suppose to have an appointment with them next week) and it will all be done within the next month though.

Good luck to her! I think she has been particularly unlucky but lots of sales are falling through at present as buyers are very nervous due to the very high prices and higher interest rates than previously plus the very poor state of the economy and job market. It's not a great time if you need to sell. Fingers crossed for her.

I wonder is the EA not screening the buyers very well? It's unusual for so many to lose interest.

We’ve just accepted an offer for the sixth bloody time! I am SICK of the entire process and I’m refusing to offer on anything else in case it all falls apart again….so if this all goes through, we may well be homeless 🤦‍♀️🤦‍♀️
