Taking down existing conservatory and building an extension

The house we are buying has a conservatory that comes off the kitchen. I am not really that keen on them and to me it just feels like dead unusable space. We have some money in savings and are thinking we could take the conservatory down and maybe add a utility room/boot room in that space which would make sense as its off the kitchen.

Anyone taken down an existing conservatory and added a full extension there instead? Was it easy enough to do? Was it expensive?

I assume we will need planning permission?

The conservatory is not massive, 9.6" x 7.8" but enough space to add a utility area/boot room.

I know most people would just say 'get quotes' which obviously we will, but I just wondered if anyone here had done something similar and could give me a rough idea of how easy it was and how much it cost them.

Yes - purchased a bungalow in January that was a project in itself - The property had a conservatory attached to the kitchen that was built in 1997 - all upvc but windows had blown and the roof had started to leak- we knew when we viewed it we would need to demolish.
It came down within two months of us completing on the sale due to PP and we’re now half way through the build of the extension - we wanted to get this done in the spring/summer months so the house isn’t ‘open’ during wintery months.
We got quoted £50k for the demolition and re-build (this is without the new kitchen - that’s another £45k)

It’s gone fairly smooth so far but I would say have a contingency budget - it is common to uncover unexpected issues…

Thank you so much for this, its really handy to give us a ball park kind of figure. We were thinking about 50K for the knock down and rebuild so it seems we were not far off. Obviously then need it finishing/decorating/pipework and flooring etc which will be on top of that. We have about 70K so were hoping we could do it fully with that. 😊

Thank you, that's really helpful. I have a feeling we won't need planning permission for what we are looking at doing. Its a fairly standard conservatory size, and not massive, and only single story. Literally just changing it from a conservatory to a 'hard extension'. We will of course double check with our planning office but hoping it won't be required.

We were thinking 50K for the knock down and build so that sounds about what we were thinking. Thank you

£45K for a kitchen???

We did similar removing a conservatory to add an extension, best decision we made in terms of making the most of the space. A company called home tales handled our planning applications (we needed to apply for permitted development for a loft at the same time) and we did need to apply for full planning permission due to the size of our extension
