I’ve come across this property but it’s a little over budget. So would like to get other opinions on how much you’d pay for this please x

£540k?

Givemethesun · 06/06/2025 08:27

It’s a lovely house I don’t know the area though so can’t comment. Looks like it doesn’t need much work other than possibly wall colour changes if desired

MellowPinkDeer · 06/06/2025 08:31

Do you really want to live in wickford? I’d say it’s probably about on the money, 550-560 would be reasonable .

Sunnyday321 · 06/06/2025 08:36

I don't know the area so can't comment on the price . It looks like a lovely house .
Surely the value of the house for you should be how much are you willing to pay within the suggested scale to secure the sale ? If you love it , and want it then offer just under that amount , then come up to your max to hopefully get it .
Do they really live with no curtains ?

@MellowPinkDeer pleass tell me more! Is Wickford not a good area?

Wickford is ok. That house is near the industrial area, not the best part of town but ok.

wildblue07 · 06/06/2025 09:30

I live in Wickford currently but we are moving out.
It’s fine but unfortunately the high street is dying and really not much there! Do you know the area at all?
Lovely house - I think the house valuation is fairly accurate to be honest. You could offer 560 maybe? I suppose it depends how much interest they’ve had and how eager they are to move.

MellowPinkDeer · 06/06/2025 10:01

Where do you live currently? I don’t think it would be my choice as someone else said that’s not a great part either ( but this is quite a lot of house for the money )

yourefreetodowhatyouwanttodo · 06/06/2025 10:04

Wickford is ok.
there isn’t much to do around there,
I grew up there, but it’s going downhill in my opinion. Overpriced and limited on what you can do.

the high street is a dive

Bluevelvetsofa · 06/06/2025 10:37

I think the house is worth the asking price for the space and condition, but I know nothing about the location, which will have an impact on the value.

The house we sold last year would have been valued at between £35-50K more than it was, had it been further along the coast.

Colechester · 06/06/2025 10:57

Nothing wrong with wick ford. It’s a nice house

fussychica · 06/06/2025 14:46

Wickford used to be fine but haven't been there for ages. The house looks good and the garden doesn't look like a shoe box but I'd want to see more photos of it.

housethatbuiltme · 06/06/2025 14:59

I don't know the area but zoopla/rightmove suggests it could be around the right price. I would say you could expect anywhere between £510k (low if it sits for a long time or has any issues) and £599k (high if you get lots of interest, bidding war) as a fair price but its really about whatever someone is willing to pay though.

It seems a decent sized house in the south for the price, as a northerner I would rather have this over a 2 bed London flat for the same price etc...

AngelsWithSilverWings · 06/06/2025 15:25

My parents live in exactly the same style of house but about 3 miles from this one. Lovely house to live in and not much wrong with Wickford really. I have friends who live there who love it. I lived there in the early 90's on the Wick Meadows development when it was a third of the size it is now and before the shops and school were built. Price looks fine to me.
