How much would you estimate to board and skim these ceilings? Plus a few other bits…

Living Room - 3.72 x 3.67 (12'2" x 12'0") -
Dining Room - 4.13 x 2.00 (13'6" x 6'6") -
Bedroom one - 3.72 x 4.70 (12'2" x 15'5") -
Bedroom two - 4.13 x 2.71 (13'6" x 8'10" )

Plus entire hallway ceiling upstairs and downstairs. All original plaster has failed and is either off or coming off so all to be boarded then skimmed.

Also to be done is finishing off/skimming a new opening between dining room and kitchen that’s been created, skimming both sides of that wall. Plus the triangle bit beneath a bannister on the stair wall and a few patching up bits where cupboards have been ripped out and wall too damaged to polyfill.

North of England.

We just paid around 2000 to have our (big) hall, kitchen, 1 bedroom and our upstairs landing boarded and skimmed. Not sure of dimensions though. Plus a couple of patches where some electrical work has been done. Midlands.

Yours sounds like it’s more than what we had done, however I would recommend doing it. Ours were pointy artex and woodchip and the smooth ceilings really look good now, plus it’s incredibly messy so don’t do like we did and do it last (not by choice, just other trades ended up cutting holes in it and emergency electrical work) - get it all done first before you do any decorating 👍
