Extending over the garage on 1st and 2nd floor?

Hi all,

in the process of buying a house with a garage to the side. We would like to extend out into the garage on the ground and first floor, but could we go it in the loft as well? Has anyone done this?

Would love to see suggestions for room layouts that don’t end up with weird thin rooms on the side of the house.

Does the garage have strong enough foundations? Many don't.

You've only posted the ground floor layout but either way the first thing is will you get planning permission? Normally you'd need to set back both from the front wall and from the boundary if applicable.
I would say consult an architect to get the best result in a difficult situation but ideas would include putting the ensuite and storage into the narrow section, or if the roof goes front to back knocking out the side wall upstairs which would be less structural.
On the top floor if it's a new loft conversion that you're thinking of doing then it's all part of the work so you can arrange it how you like.

Impossible to say from the information provided. Which side of the house is the garage? Where is the floor plan of the first floor? How much height is there is there in the loft?

Is the utility in the original garage?
You would need to get the foundations checked.

It looks as though the property fills the whole plot. You are unlikely to get PP for a first floor addition right to the boundary. Most Councils require at least 1m step in from the boundary at first floor.

My parents had this extension done (about 30 years ago - so regs would have been very different) over the existing garage.

The resultant room (which went over the garage and utility room) was thin, they had the front bit as a bedroom and the back as a living space - it was done for my uncle who couldn't live independently.

I see from these plans that subsequently the smaller room was made into an ensuite.

So odd looking at those pictures with everything changed from when I was last there.

Thanks all. Sorry I realised that they have labelled the garage as ‘utility’ on the plans. They’ve built a wc into it but otherwise it is a garage. Most of the street have extended out into the garage, but there is a real
hodge podge of decisions on the first and second floor.

suspect garage foundations won’t be strong enough so an budgeting to do them as well.

@Chasingsquirrels thanks. I think you’re right that the extra space would end up being a bathroom.

i will post the second floor now.

Here is the rest of the floor plan. The neighbours appear to have not been able to extend the full width of the garage.

Thanks @Seeline yes I can see that is what the neighbours have done. Which means the useable space one first and second floor is much less.
