Remortgaging no fensa certificate no building regs

Hi all
Am due to remortgage and Solicitor is asking for Fensa Certificate or local authority building regs. Unfortunately we do not have either and believe the company who fitted the windows around 3-4 years ago are no longer operating. I have read previous threads about the possibility of buying indemnity insurance for double glazing/fensa but can't seem to find anything online. I am wondering if anyone has purchased any indemnity insurance for windows/fensa and which companies you used please?

Has to certificate been lost or was one never issued?

You can search on the FENSA website to see if a certificate was issued, and if it was you can buy duplicates from them.

You can also do the same on the CERTAS website. This is alternative scheme used by some window fitters, but is basically the same thing.

As @Doris86 said, you can get a copy or, if none was issued, the indemnity insurance. We got indemnity insurance through our conveyancing solicitor when we sold. I think it might have come to £2-300, but presumably it can vary depending on the property.

Thank you so much for responding. A certificate was never issued and rather naively I didn’t realise that building regs were needed when replacing windows. We only replaced 3 but now I’m really worried and feeling very anxious about what Solicitor will say/do. I hope that indemnity insurance will be an option. Does anyone have a name of an insurer who does this kind of thing?

When we were in this scenario our solicitor sorted out the indemnity insurance for us, cost under £150 from memory, 7 years ago. Explain the scenario and ask them directly what they suggest.

Is this the first time you are remortgaging since you’ve had the works done?
Anyway yes just say you don’t have the Fensa / building regs and request an indemnity insurance. However if you try to get retrospective consent / attempt to get the certificates it will invalidate your indemnity so don’t make any enquiries and just request the indemnity straight away. The cost will be measured against the value of the property plus the fee your solicitor charges to implement the policy.

Do you have an invoice from the company who fitted the windows? If they were FENSA registered at the time they were fitted then you wouldn't have needed building regs approval and may not need the actual certificate as you can prove that they were installed by a FENSA registered contractor.
Indemnity insurance is usually only for the buyers peace of mind when you sell and would be unlikely to be of any value to your mortgagor.
