Walthamstow Village?

I was all set to move to Walthamstow (not right in the village but near the tube) but am a bit put off by how much the village seems to be losing its charm as prices have peaked - a Gail’s and now the good egg has moved in (tge bagels suck!).

I want to live somewhere close to a tube for safety at night and that doesn’t feel really rough, and be able to walk to nice independent cafes and shops etc.

any idea where is like that still and ‘up and coming’ enough to feel safe but not so much yet that prices have peaked?

Could the people recommending Bowes Park tell me which is the ‘main’ bit pls?

I live in Bowes Park. Yes it’s the streets surrounding Myddleton Road going up to Bounds Green tube; it kind of merges into Bounds Green. In the other directions it goes up to Green Lanes and Finsbury Gardens. Myddleton Road has a few cafes / restaurants but no chains are on the cards. Some of the house’s back onto a canal, which is nice. It’s quiet because it’s in an LTN, but driving locally can be a nightmare because of the LTN.

Wanstead's perfectly safe, probably one of the pleasantest areas in East London.

Wanstead seems like a very safe area to me. I haven't checked crime stats though.

The highstreet has lots of dodgy characters, phones pinched, people robbing the boots and shops like it. M&S needs a security guard. People always on our local fb group talking about break ins and vans driving round as chancers. A woman had her phone stolen from her pram when she was sorting out her kid. Its no worse than the rest of london, but more targeted than surrounding areas as its seen as posher. Sadly.

All this is just standard London petty crime. Happens everywhere.

Wanstead is very leafy and seems very suburban and a little bland (like Chingford) after Leytonstone, Stratford, Bow and Nethnal green when travelling up the central line. It seems quite family-focused too (fine for me but it might seem a bit dull for someone used to Hackney/WV etc)

Unfortunately petty crime in London is gone haywire. The population explosion brings a thief and anti social behaviour explosion with it. I’d go with Thornton Heath. Very quick into Victoria. No worse than a lot of London these days.
