Going mad with floorplan

Good grief, this is driving me crazy 😂
Can anyone help me out?
Trying to create -

Sitting room downstairs facing the garden
kitchen & utility downstairs at the back

Main bedroom upstairs facing the garden
Large bathroom & spare bedroom at the back

Green is the garden and red is the front door.
All inner walls are movable as is the staircase. Can't move the front door, difficult to move windows but maybe possible.
Honestly going round in circles with this.

Is this a townhouse? If so, surely they are supposed to be laid out as in the original plans.

Downstairs the kitchen utility goes where bedroom 1 and bathroom are.
Kitchen diner becomes living room / dining room

Upstairs bedroom goes where sitting room is
You have to lose a strip of it to make a corridor to bedroom 2 and bed 3 becomes the bathroom.

You are going to need a lot of pocket doors.

Your problem is low sq footage and the desire to add a utility.

I would rethink the utility though...
Personally I'd be inclined to try and turn one of the upstairs bedroom into a bathroom / utility upstairs with stacked washer dryer and fitted basket shelves...
Then just have a decent kitchen downstairs

@AlorsTimeForWine guess I was thinking that if I moved the staircase, the upstairs bathroom & spare room could have more space and the main bedroom would still be a decent size. Like a spiral staircase or something.
Yep, utility could be upstairs so that's a good idea.

Moving walls and staircases seems like a lot of effort and expense. Can’t you just buy a more suitable house?

Because you already have a downstairs toilet, you will be breaking building regs if you remove it. Only an issue if you sell but it will cause problems then.

@UpUpUpU the walls we can do ourselves and the staircase is not to difficult and in budget and I like where the house is located.

@AlorsTimeForWine true! Not set on spiral or moving it, just trying to make the most of the space. There is actually a side balcony and steps to back garden in bedroom 2 just to confuse things.

@Geneticsbunny oh that's interesting, thank you. So we keep a toilet downstairs as well then. Blimey, really running out of space now 😂

This, but turn the stairs the opposite way round so just a small square landing, and add a door between bedroom 2 and the bathroom to make a jack-and-jill bathroom. Oh and leave the downstairs loo where it is to make a "lootility".

Maybe you could do an L shaped staircase. It’s easier to manage for the young and the old than a spiral. Starts in the living room parallel to the back wall and then turns 90 degrees with the first floor landing right in the centre. Then put a loo under the stairs.

Move kitchen to bedroom 1, make bathroom into loo/utility and open up staircase so you can see through from kitchen to living room.
Upstairs you could make bedroom 3 into a bathroom and possible put a small en-suite in the corner over the stairs for bedroom one.
To retain bedroom 3 you would need to put corridors in making all the bedrooms very small.

Spiral staircases take up a lot of room. If you don’t want an on suite you could have a walk in wardrobe over the stairs area.

This isnt a bad idea, loo under the stairs could be good although it would open onto living/dining which is a bit 🤮

But could work maybe with a different staircase orientation?
