tips on selling my flat

my flat has been on the market for a year now. we live in rossendale ( between bury and blackburn in north west) when i have a viewing i go mad cleaning up and feel that i present it really well. it is all painted in cream which i know is boring but i feel it is a blank canvas. i really want to move but feel the type of appartment it is are so common in the area that it is proving difficult to shift. i am also aware of the credit crunch. i have reduced it once and cant afford to go any lower. will try and put on a link to the advert, but would be happy to recieve any tips on selling

Where possible, get rid of carpets and replace with wood laminate flooring. That's how I sold my first flat- it went within a week.

have done the shiny. have thought about redecorating to make it look different to the other flats on the market but feel that i could put buyers off if they dont like my taste in walpaper or colours.

thanks shiny. nice of you to say so. am just paniking i think. sick of turining news on and hearing about housing marke and credit crunch, would stay put but have a new baby and am really growing out of the space. think this nice weather is making me really want a garden too

Too bland from the photos. Don't redecorate the walls, but use accent colours on curtains, cushions and pictures to inject a bit of life into it. How much are the other flats? Have any of them sold? If so at what price? The bedroom looks a squash too - can you borrow a smaller bed or re-arrange?

can you borrow stuff from friends to make it more interesting? EG large pics/a rug/vases/silk cushions on bed. Not saying there's anything wrong with your flat just needs something eyecatching. Could you have a classy row of pots in kitchen with fresh herbs?

just had a good look at the pictures. when estate agent too them she removed any nik nacs like cusions, bed side lamps and any hting in the bathroom. now i am looking at the photos pbjectivly i think she has stripped it down too much

I think you have a nice flat, however, I think it is neither masculine or feminine. Although I appreciate you're trying to catch the widest audience perhaps the downside of this is you're not appealing to anyone because it is too neutral.

I think you have to "dress" it a bit more - magnolia walls are great, but there needs to be accent colours.

Neutral is fine, but it has to be aspirational too, so you can advertise the lifestyle you get from your flat to first time buyers (I assume your target market). A really eyecatching painting, pretty scatter cushions.

Have nice bottles of wine in a winerack, Molton Brown products in the bathroom, Diptyque candles, posh glossy mags on the coffee table, posh fresh flowers in an eyecatching vase.

The estate agents photos could be a bit better - a plain patch of grass aint going to sell it.

its good to get new eyes and feed back obn the photos. the estate agent has been rubbish tbh. not had a veiwing for 4 months and not even a phone call. think i am going to re dress the place and change estate agents.

look on websites at photos of show homes locally and see how they "dress" their properties to get ideas. There is usually a bottle of posh olive oil in the kitchen, a fruibown full of posh fruit, an espresso machine and pile of useless pebbles in a dish in the bathroom .

yes, think 'aspiring'. Tropical fruit in a bowl. Dining room table set with posh glasses etc. GryffinGirl is right - a pile of fluffy towels in descending order of size, with two pebbles on top!

Heya pud1, I can sympathsize. We are in a similar situation in Glasgow, with a nice 2-bed flat, a little one and very keen to move to a house before we try for number 2.

We've had an average of one and a half viewings a week over the last two months and good feedback, but people seem to be waiting to see what happens with the credit crunch before they make a commitment to buy.

Your flat is gorgeous, and I really don't think there's anything you are doing wrong in the way it's presented. But i would definately change estate agent.

Also bear in mind that maybe that your flat is a first time buyer property and first timers are waiting to see if prices come down before they get on the property ladder.
