3rd bedroom dilemma

I’ve seen a house I like but the 3rd bedroom is only 10”3 x 10”8. It’s not a new build but still under the builder guarantee. I wanted somewhere I could move straight into (post divorce and no family to help). I have ruled out older properties as the ones I’ve looked at need too much work. All other newer houses or nearly new houses have a box for a 3rd room. The house was empty (owners moved on) so it was difficult to visualise if a double bed would fit. The estate agent showed me around and was a bit unhelpful.

I need the two bedrooms (aside from the master) to hold a double bed. Does anyone have a room of a similar size that they have managed to fit a double bed into? It’s only for occasional use. I am tempted to save myself some money and buy a 2 bed and maybe get a nice sofa bed for the living room.

My house has sold.

Open to ideas!

We have a small double in a room smaller than that. It's pushed up against a wall, rather than in the middle of the room..

Yes fit a small double 4ft wide. It’s fine for guests.

We have a hemnes in a box room that just about opens out ok

Well a standard double is 6'3 x 4'6. Depending which way around you put it that leaves either 2ft or 3ft on each side to walk up which is tonnes of space. A normal width fridge is 2ft If that helps you picture it.
If you want other furniture in there you can always push it against the wall. Unless the guests have poor mobility and can't climb across.

I always think if something makes you think twice it will make a buyer in the future think twice too. There’s plenty of houses out there with three proper size bedrooms, if you can hunt around I’d try and find one of those

We have a king size bed, 2 small bedside tables and a large chest of drawers in this room. It’s just wide enough to get around the bed and can fit a vacuum in the gap between window and bed.

I think that’s a decent size room for a third bedroom. I’d have no worries about that. Easily fit a double in.

Get a roll of paper, and tape it together to the size of the bed. Then lay it out in the room.

It will depend on where the radiators, doors and windows are, not just the size, into whether its comfortable

I think it’ll be fine, thanks all. Certainly a queen size bed but I’d prefer a double in there.

That's a pretty big bedroom.

The house we are moving into the master bedroom is about that size (10' x 11'4) with the fitted wardrobes. We are removing the wardrobes and taking that space to extend the small room which is 9'11 x 6'3.

The small bedroom will become 9'11 x 8'3 once we extend it and will have a double bed in it.

Planning your whole house move around a facility that is going to be rarely used is probably not a good idea as you will end up paying a lot of extra cash for something that is not greatly adding to your QOL.

If you are only having visitors occassionally it won't hurt for them to have to cram up a bit

I’m torn between a 2 bed and the 3 bed. I have already put an offer in on the 3 bed but it was rejected, meaning I’d have to add another £10k to up the offer. There is a really nice 2 bed with decent sized rooms (both would take a double) but one of the rooms has zero storage and not even room for a chest of drawers. Also, it mean my eldest wouldn’t have his own room, even though he only stays once a week (and has plans to buy his own house once he leaves uni (he’s 21), with his girlfriend).

I plan to use part of my pension lump sum to pay off the mortgage at 60 (I’m 53 now). The 2 bed would cost me £240 a month on a 20 year term (that’d be paid off in 7 years) and the 3 bed would cost me £440 a month (and be paid off in 7 years). The 3 bed also has a separate dining room that Id use as an office too (I work from
home a lot) and a large separate garage.. I have thought about storage beds for both rooms (if I went for the 2 bed) - has anyone got a good one they’d recommend? I could get a decent shed in the garden.

Both houses are on a new estate (well, newish). Not brand new but now established and both are in a lovely condition and ready to move in to.

I enjoy my trips away and weekends in London/Lakes - so, reluctant to give up a chunk of my disposable income.

Younger child applying for university this year and it’s becoming obvious she wants to go miles away!

What do you think? I’m undecided. I could probably overpay on both but did that with our family home (paid the mortgage off years early but didn’t have much fun)! I’ve seen too many people pass lately (and, similar age to me) so have a different outlook on life.

Pay off at 60 would be £20k for the 2
bed and £40k for the 3 bed. The 3 bed has a lot more storage space and a lovely, established (small and suitable for me) garden. Plus, a big garage, separate from the house (I’d need somewhere for my 2 bikes).

Oh, the 3 bed is empty. Brand new carpets and flooring. They have also left all of the curtains and light fittings.

It isn't squashed at all. I use the room for occasional guests and for decamping when DH snores. It's a lovely, cosy, room.
