Advice on this house? How to sell it?!

I'm not a big poster but I've spent a lot of time reading in this forum when I was renovating our house.

I know you are all amazing at house selling advice, and nothing but honest!

Just wondered if you have any suggestions for this?

It's my PILs house, they thought they had a buyer but it fell through and since then not had much. Some people saying too far from nearest bigger town (which it is) and another from the village who likes it but can only make a low offer and has to sell their house anyway.

FiL has recently become ill so instead of just the usual sadness of selling a house they are now dealing with that so trying to get it sold.

Just wondered if anyone had any ideas to entice more people to view or anything that's majorly wrong.

Of course, the house needs modernisation but in recent years has had new roof, windows and oil tank.

Any help/advice much appreciated.

Make sure people know the roof and windows are fairly new. What about the electrics, does it have a new-ish fuse box? Put the good stuff right in front of people's eyes.

If it looks dated on the surface people will assume everything is old and needing replaced and upgraded. It's a lot easier if you know up front you won't have to do major roof repairs in the first few years.

Gorgeous house, lovely area. And I agree about putting some outdoor kit in the garage. Things like that catch buyers' imagination.

It's a beautiful location, but the listing doesn't highlight it well enough, and the blurb is nonsense, get that re written and some new pics. It has a lot of potential so hang in there.

We bought a house with strong walls including your red, your blue and your beige. Our sellers added apple green as well.

Two layers of undercoat and four layers of top coat later …

Those walls scream work to be done to me.

The house is lovely! I love the mid century vibe but I'd paint all the walls white and take down the curtains.

The photos are not good and you need photos of the views. I also think you need to list all the recent improvements. I'd take down the fixed price so buyers may feel they can negotiate.

Thank you all very much. Mostly similar comments here so I will raise them with DH/PiL.

We've already pointed out that it's only worth what someone will pay and they don't need the money from the sale as they are already living somewhere else.

On that note, the house is actually empty now so definitely worth getting more/new pictures taken.

For those who asked, to my knowledge, there's never been any issues with flooding or water off the hill but I'll ask.

Thanks again all!
