Signing mortgage deed from solicitor

We are waiting for information back on electrics and roof for the house and might negotiate price on this. Solicitor has already sent trh mortgage deed through to be signed and is chasing this up.

Can we sign this and also change the price of the house at a later date? Struggling to tie people down to go out and do the reports so could be a other week at least plus then have to negotiate with seller.

if you change the price of the house you might need to get a new mortgage offer reflecting the new value.

signing the mortgage deed means nothing at this stage as it won't be dated yet. it will put on file until it is needed.

We still want the house but obviously would want to negotiate a reduction if the electrics aren't up to scratch, which is a current risk. The top of the chain is moving slowly so hopefully not a problem if we need to sort the mortgage again (got a very good deposit so not worried about not getting a mortgage).

You don’t need to sign the mortgage deed right now. As previous poster said if you re negotiate the price, you may need a new MO therefore you’ll just then be signing another deed.
Are all your enquiries back?
Are all your searches back?

The solicitor is chasing me up. Not sure why. I've messaged them to explain why it's not signed yet. Searches and enquiries are not back yet plus they didn't include my drains question on their list of questions to the sellers so have had to ask them to add that in.

@CrispyMonkey just read your update, in your position you do not need to sign the MD. Your solicitor has most probably not even sent you the contract or TR1 form to sign yet. You are very early in the process without replies to enquires or searches having been returned. Tell your solicitor once all the searches and enquiries have been resolved you will arrange to sign all the documents together. I worked as a conveyancer for 7 years - you have plenty of time.

@Littlemunchkinsmummy thank you! I thought we did, just their email this morning threw me off a bit. We've been really quick with everything so far so felt we could afford a bit of time here to get things clear.

@CrispyMonkey no worries. They probably had some communication with the estate agent who wanted something to be chased. In all likeliness you’ll be ready as I presume you’re FTB with no chain but then have to wait until the chain is ready.
