Hello,

Just sold our house (as part of divorce) and I need to find another property. It’s years since we bought this house so I’m a bit clueless how to put an offer in. If I view a property, and want to put an offer in, do I need something from a bank to prove I’d get a mortgage for it?

Call the EA to out the offer in. If the offer is at an acceptable level, they’ll normally call you into their office to ‘qualify’ you and make sure you have the funds in place.

Unfortunately many EAs use this as excuse to pressure sell you a mortgage through they own adviser, so they can earn a chunk of commission.

Just say no, and show them an agreeement in principle from your mortgage lender. Just speak to you preferred lender in advance to get an AIP.

EA will probably want proof of an agreement in principle. Alternatively they might want to check with your broker (this happened with us once and the cheeky EA tried to find out if we could borrow more to increase our offer).

I'm not sure of mortgage proof as I'm a cash buyer but you should officially EMAIL in your offer so you have a traceable 'paper' trail rather than a verbal one which can get miscommunication or forgotten.

I have never been called into the office to verify anything. I have had 3 offers accepted in 3 years (2 fell through) and for us we send a photo of my drivers license along with a photo of my bank balance (for you I would assume its your 'proof of mortgage principle' or something).

This last offer I had to pay £10 for a 'anti money laundering' check before the memorandum was sent but never needed that before but it might be specific to that EA or the fact I'm a cash buyer.
