Should you buy house in Emmer green Caversham considering area is known for subsidence?

Hi All,
I'm considering buying a house in Emmer Green, Caversham, near Reading (UK). The house is built over a chalk mine, but according to the seller and surveyor, it has no history of subsidence. However, I’ve read that there have been subsidence issues in the surrounding area in the past.
The survey didn't flag anything urgent, but I’m a bit concerned about long-term risk — especially with resale value, and potential future subsidence.
Has anyone dealt with this situation before? Would you still go ahead with the purchase if the property itself shows no signs of problems? Any advice on what else I should check or ask for?

Have you tried to see if you can get building insurance on the property with a normal subsidence excess?

Well thousands of people do buy houses in Emmer Green. You may be overthinking it. As long as the survey didn’t reveal any problems I wouldn’t worry about it personally.

I work in the subsidence industry. Lots of parts of the UK have subsidence, that isn’t one that jumps out to me and isn’t an area I would avoid for that reason.

Well i presume there may be insurance things to check out and you may have to pay more for a policy

@boxoffice7 could easily get an insurance quote to put their mind at rest a bit. But I can’t imagine the quote would be that high compared to other areas in Reading, considering Emmer Green is a very popular suburb with loads of housing, shops, schools etc.
