Are the bedrooms in this house too small (floor plan)?

Hi all.
Currently considering putting in an offer for a house with this upper floor plan.
We absolutely love the downstairs, but have reservations about the upstairs - all of the bedrooms excluding the master just feel quite small to me?

We would be moving here long term and would have three children growing up here.

We’d also like to keep a guest bedroom too.

Would love to hear any thoughts.

it depends on what you are expecting / paying but none of those rooms seem small to me. The ‘box’ room is only marginally smaller than my largest bedroom and my teenage son, off to uni this year, has grown up in a 1.8m x 2.5m room. Easily doable, particularly if there is plenty of downstairs space but ultimately depends on how perfect it is in other ways and worth the price.

I think 10 square metres always makes a decent sized bedroom, and they hit that, ish. Anything smaller and things feel cramped, but can still be ok for a (small) child. So your box room is the "problem" room.

I live in Sweden and just for funsies checked out a swanky new build apartment project in my town, and the bedrooms are 8, 10 and 14 square metres.

I agree with PP that those two ensuites eat a lot of space, one family bathroom might be enough and give more wiggle room. But I'd say that's livable.

I'd say a 4 bed house with 2 family bathrooms would be the most flexible layout that would result in 4 good sized bedrooms and 2 decent sized bathrooms. Otherwise you end up with teenagers using your en suite.

They are small, but I think if there's plenty of downstairs space then it's fine. I've always thought that it's the living space that matters, while bedrooms are really just for sleeping in.

Plus, once you're settled and working out how to use the space, there are lots of options for maximising furniture choices, particularly for teens (high sleeper beds, etc.).

I think they're fine (I'm more confused by the lack of family bathroom tbh!).
I often look at floorplans and wish there were more homes like that that offer enough separate bedrooms for kids /home office whilst still being a proportionately modest house.

There’s a family bathroom, next to bedroom 4. That’s not an en-suite.
