Preparing for a level 2 survey

Not that we have anything to hide, but is there anything we should do to prepare our 1930s semi for the buyers level 2 survey next week?

we have already filled any small plaster cracks. Do we need to make sure all the windows have keys in them etc?

any tips appreciated!

The usual: hide substance cracks, lay some fake grass over the Japanese knotweed and put a tab at the local pub for the alcoholic neighbour on that day.

We had a level 2 survey on our present house. Findings were very vague, so I suspect it wasn't too close an inspection, so I wouldn't worry too much. Apparently they asked vendor flush toilet and activate boiler. A comment was made that front paving was uneven with no thoughts about why. It's not a major issue for us and still same 11 years later. It didn't pick up roof was leaking!

If you've got electrical or gas safety certificates, and warranties and regulation apprivals for building work then show them. I don't know if it changes anything in terms of grading (as they don't test themselves) but rather that saying we've not seen blah blah blah, then they may be more positive.

Yes to all keys.

Maybe too late but get gutters cleaned and ensure water is flowing and draining well throughout.

Put a towel out in case he wants a bath lol

Length of time it took - 3hrs. Went round flushing the toilets, running the bath. Wasnt happy he couldn't walk around the lofts (they are not boarded)

I didn't see the output - but it was best part of month before I got any feedback - buyer wanted some money off for a leak in the garage roof. I was expecting a lot more issues to be raised tbh.

We found a tool brickwise which helped us understand what the L2 survey would likely show and then if disagreed with it we could act. It helped us understand and was fairly cheap so worth IMHO

I've seen 2 level 2s and 1 level 3 in the past 18 months.

I think it's less likely you'll disagree with what they say and more likely you'll disagree with the buyers reaction to the report and wording. Some comments can be quite spooking especially for a FTB and the main services seem to always be red ragged because the surveyor can't test them.

I noticed my DSs surveyor (used twice) highlighted electrics in one as "red Health Safety" and the other completely red ragged electrics. The difference was really subtle though and I'm not sure it would be obvious that ones means I haven't tested but didn't see any issues versus I haven't tested and I did see issues.

I have to say it's made me wonder if we get a survey done ourself if we ever sell here. Know the issues upfront and put the rag rated 2s correct. I will certainly do all the service testing so it's up to date.
