We would like a more open plan feel to the house. We don’t mind the kitchen size as we don’t eat in there so that suits our needs but would like a bigger living space. Did think about knocking down the dining room wall but this would create an L shaped room that we dont want. How would you do this? Any ideas would be great. For reference the living room is 3.35 x 5.51

Knock down the wall between the kitchen and dining room. Then remove the wall between the play room and the living room.

Replace that wall (living/play) with internal clear bifold doors, so you can close it off at night but still see the space.

Make a double French doorway between the new, larger dining/kitchen rooms and the living room. You can reuse the playroom doors.

You will need RSJs or steels to support the ceiling.

Looking at the plans and not wanting an L Shape room - I’d be knocking the wall down between the diner and kitchen and having bi-fold doors out onto the garden. A kitchen island would look nice for sure with pendants above.

do you have plans or need the existing playroom/office - you could keep the structure as is and have it as a ‘snug’ room - cinema room etc - or convert into a garage if you wanted? If not, you could do as the above poster had said and knock it through and have one large living space. That would work.

What’s the storage used for next to the downstairs WC? Could that become a laundry room so you’ve not got them in the kitchen perhaps and you’ve got more space for cupboards then.

A lot of building work to do but it’s more than achievable. If you’re friends with a builder/architect then take them along with you to a viewing - they’ll be able to best advise and the costs involved too. If you don’t know a builder and plan to ring someone from Checkatrade, chances are they won’t bother at this stage as you don’t currently own the house and it could be a waste of their time!

Think again about the L shaped room aversion. They're great because you have the openness and long walls but they're easy to zone and feel less like a corridor than a long room.

You could widen the portion that is currently the dining room by stealing some of the hall but boxing in the side of the stairs so sound doesn't travel up there.

Terrible edit but hopefully you get the idea.

Thank you. The storage next to the WC is infact a small utility room that has the washing machine in. We are happy with the kitchen space just want to increase the living space. The playroom isn’t used that much but if we knocked that wall down I worry it would breathe a very long room?

Thank you. Yeah we wasn’t sure about knocking down the playroom wall because as you say could create a corridor affect and be too long. The L shaped room would just annoy me I think as we would like a more open space but your idea looks good so to incorporate part of the hallway into the lounge to cut off the corner.
