Is this a good property?

I had seen this property back when it was listed and seems it’s back on market. As per EA buyers circumstances changed. Remember it was sold within few days and was sold for more than asking price. Also there were few offers on the table. Just want to confirm that it will be a good one for me based on the property?

Well that depends entirely on your circumstances contexts and budget surely?!

what would work well for 1 person on a limited income with no plans for kids would be different from what works well for a couple with a 150k plus annual income and two kids and a dog?

It's lovely, but I would check the lease out thoroughly, I can see that the details aren't listed on Rightmove.

That's a very difficult question to answer.

The first question I would have for the seller or agent is about the below - could be an instant deal breaker.

Sorry I meant is it a good property? The lease is 175 years remaining and service charge is £1600.

Looks nice but agree with pp - what is the length of the lease? who owns the freehold? Is there a managing agent? What is the service charge? What is the new law about commonhold going to do to these terms and conditions and are there any costs associated?

A good property for whom? A family of six with 4 lurchers probably not, a single person/couple who sometimes work from home sure

I think it looks nice, and the garden seems lovely. But who maintains it? What is the access like to/ from the flat? Are you single or do you have a partner and kids? Do you have pets? Where do you work … etc etc etc

I am single. It’s maintained by freeholder. They have a pot of £80k for repairs. Access to all 8 flats is from the common door. I work in Liverpool Street so quick 40 min commute and close to station. Asking here as people do point out things which I would miss. So good to get perspective.

Agree. Also quite close to the rail line, but not far from either station.

Forest Hill and area in general is nice and you’re close to the station. It’s leasehold so pay attention to the finer details. It’s nicely presented but if it’s top floor, what condition is the roof in? It looks newly decorated - check with a decent survey that that’s not hiding anything like damp etc.

Thanks all! I looked at the house again and have my offer accepted but another person who viewed at the same time as me has expressed interest and EA after congratulating me called again to say that she may make an offer. It’s so annoying!

I wouldn't be happy with the length of lease.

I'd also want to know what money had been spent on major maintenance works over the last 5-10 years and what was scheduled.

If it's the flat I think from the plans, what's the state of the windows like?

Other than that, if the layout and the location suits your lifestyle and the common parts also look well looked after, then it seems like a nice flat, but I don't know the area all that well.

I would be a bit nervous about proceeding if the estate agent has said that they are now considering another offer after saying that they will accept yours. Who’s to say they won’t consider another offer 3 weeks in when you’ve spent a few hundred quid.
