Can somebody explain what happens / should happen after an offer has been accepted.

memo of sale, documents get sent to vendor to complete and then once returned to the solicitor what should happen next? And what sort of timeframe is normal.

6 weeks after the memo of sale and my solicitor has only received the fixtures and fittings form. No contract and zero information about probate. I’m just trying to gauge when this sort of information usually becomes available. Before I go absolutely insane.

I've always found that I end up doing a little bit of everyone's jobs! I actively chase to get things moving.

You need a good conveying solicitor. I've always used the same, quite expensive firm rather than an online one or one the EA recommends. You need a solicitor who will actively chase things. The EA will hold the sale together but again you'll probably need to chase.

I've always had a home buyers survey and if that highlights work you can negotiate the price.

Even with no chain either side it still took 12 weeks for me to complete.

It's so stressful but so exciting!

I’ve bought and sold before - just sold in Feb. But this sale is on a different level of ridiculously slow. I’m using my previous solicitor who is very good but the seller’s solicitor is really very poor. I wanted to get a better idea of what is reasonable in terms of timeframes for specific tasks. We whizzed through it when we sold our place which I suspect was because we paid for a decent solicitor and were very much on the ball ourselves.

Survey, mortgage offer if required , checks on funds, searches(which is often a delay), draft contracts, signature, exchange, completion (move). Assuming in England/Wales.

The EA is half the reason the sale is so precarious. They can’t stop lying.
