What do you always notice when viewing a house?

Just that really, looking to put my up on the market soon and trying to get it ship shape to make it as appealing as possible.

The question was "what do you always notice when viewing a house" not "what are your make or breaks" when viewing a house @WindingStair and @housethatbuiltme and everyone else who thinks they are better at buying houses than us mere toilet-seat-noticing thickos.

Sure, but the question was interpreted the way the same question often is, which is the same stuff that comes up time and time again when someone posts their Rightmove link and gets endless advice about elaborate staging (Buy completely different furniture! Knock down the conservatory! Redesign the garden!), and the impression that people view or buy houses on the strength of matching bed linen or a toilet seat in the right position.

WindingStair, the toilet seat/lid makes no difference to me,a lot of posters seem to be obsessed with it.

Smells, I have a really strong sense of smell and things like damp that proper long hair dog smell will instantly repulse me.

How clean or dirty it is. I can cope with surface dirt and a bit of dust but feel repulsed by years of baked on grime.

I also notice things which need repairing or look worn out like rusty old radiators, aged skirting, wonky kitchen cabinet doors, peeling paint etc.

I notice if its light and airy or dark and dingy.

Basically the bad points.

Aspect and view. How light/dark the house is and even how warm it is. I’d look for damp or cracks or anything that rings immediate alarm bells. Room sizes and how the layout is, storage spaces. Garden and how it is accessed.

I do notice decor but that is secondary to the structure for me.

I wouldn’t choose a small house if it were open plan, for example, as there would be no escape from the sound of kitchen appliances
and that would bother me.

Some of the main reasons we’ve walked away include lots of air fresheners, smell of damp and wiring or pipes not being hidden.

We also saw a house many years ago that had a lovely new kitchen fitted only they’d fitted it so badly that it needed refitting and the fundamentals doing again like the floor being made even and the walls replastering.

I agree smell - I look out for damp.

Any signs of DIY.

Things that will be expensive or a pain the ass to replace but that I will hate - towel radiators that don’t have the pipes imbedded in the walls drive me crazy!

Heating systems

I also look out the window at the neighbours gardens.
