Solicitors fees for buying and selling a house

Hello,

Wanted some advise, we have just sold our house and in the process of buying another (location Manchester).
The solicitors have sent over their fees and it seems alot!

For sale and purchase it has come in at £3,200 + £100 for ID checks and then £450 for a surveyor.

This seems like alot of money, I know everything has gone up the last few years.

Is anyone aware about solicitors fees and can give some advise?

My daughter has just bought a house after renting. Solicitors charged her £1650, then the survey was £385. It's what they charge these days.

You have stamp duty in there. Can you list it out but it does seem about right. Is the £450 search fees? It would be unusual to pay surveyors fees to the solicitors.

No the stamp duty is separate 🥹.

Sounds right. DS is beginning to think about purchasing a flat in Manchester and has been quoted those kind of fees by a reputable firm recommended to us by family who live there.

We completed a couple of months ago, and I think all in (minus stamp duty) it was about £5k incl searches

I paid around £3.5k for my house purchase at the end of last year so it seems around that figure nationally.

The actual legal fees (which are separate to the disbursements-payments to third parties) are more than reasonable. My firm would charge more.

There are some firms who would advertise and quote a legal fee of maybe 400-500 but they would have a huge list of add ons. So you’re getting a mortgage? You’re needing an indemnity policy? Oh it’s a leasehold title? And then charge an extra 300 for each add on and it would be much much more than their original quote.

XYZ are a decent firm and whenever I’ve dealt with them they’ve been helpful and friendly and work to reasonable time scales.
