Neighbour damaged garage

Hoping to know where I stand before I approach them ...

My house is a new build semi but my garage is detached and forms part of next doors fence/boundary- I say boundary because it splits their garden from mine but its ours on the plans and my structure.
Neighbours have drilled into the single skim garage to hang mirrors/lights and we now have water ingress in our garage.
Do they need to put this right? Are they able to drill into what is our garage wall?
It's our 'boundary' on the plans and they diddnt ask permission.

I'll be honest, if it wasnt for the water ingress I couldnt care less but I'd rather my garage not be ruined!

Just pop over, explain the situation with the water ingress and ask them to make good.

very reasonable and needn’t be high drama

Curioushoney · 24/04/2025 15:54

These are external mirrors and lights they have installed?

through a brick wall?

Not through the wall, but clearly fixed to the wall.

I can't believe the garage is only single skin - talk about cutting corners. But yes, OP, technically it's criminal damage. They should have asked you before going ahead as the garage is your property.

So how is there water ingress?

So how is there water ingress?

Around the screws? Trapped behind the mirror and making the brickwork damp?

Water ingress would suggest more than damp

The neighbours stuff might not be related to the water ingress, but once I knew it was there I'd want them to remove it.

Thanks all.

I know I could just go around and ask but I would also like to have an idea of where I stand as they can be quite difficult.

Pretty sure it's to do with the holes they have drilled as it's only there when it rains, it completely dries out otherwise and it's around where they have stuff hanging, so the wet patches start around 10-20inches from the top of the wall, no issues anywhere else in the garage.

I'll have to give them a knock!

Do so, no drama, maybe suggest they pop around to take a look and have a chat

Energe · 24/04/2025 16:36

No they can’t do that so you’ll need to tell them

JohnofWessex · 17/07/2025 08:04

Party Wall Act?

I would see if you have Legal Expenses cover anywhere

Papricat · 17/07/2025 08:30

Surely it's their right to hang stuff on their wall. You would need to update your garage with latest building reg, which does not appear to be the case here.

It's not their wall, it's the op's!

Misread, indeed. Thought it was attached.
