i say yes DH says no. I think the description refers to a garden and two patios. DH thinks it’s just two patios. Any strong views either way??

It has a garden but it's very open and not private, photo 18 shows a red dog poo bin just a few meters from the boundary so assume there is a well used footpath all along the back. As there are railings rather than a fence it doesn't feel good for security plus people can see right into your garden and back of the house. If you have young kids it's something to consider as it feels quite exposed.

This is an AMAZING spot and is actually what would put me off.

It's one thing having a patio that backs on to a heath its another to have people oggling you while you try to have a bbq in peace.

Yes of course it has a garden. From the comments I was expecting some tiny area but it’s a reasonable size. Garden = outside enclosed space belonging just to your house. It’s just not got any grass at the moment, if you wanted to then you could rip up the patio and replace with turf.

However as pp points out the garden is hugely overlooked by the path and I wouldn’t like that at all.

Looks like a shady patio because of those trees. Definitely worth looking at after 6pm if evening sun is your thing.

It does have the advantage of ‘borrowed views’ though, so wouldn’t feel claustrophobic.
Horses for courses - I am not a fan of cube islands for example. We have an island for the first time, but it houses all the things that we have lost space for in removing a wall. E.G. sink, bins, cupboards, washing machine & seating - so is multi purpose.
I am sure that many others will love it.

Thank you all! I have three dogs so I need the garden to be easy and “flow” - also very good spot about the public nature of the woods behind!

I think the path is actually from Avocet Close down the left hand boundary of the property between the railings and the neighbour's wooden fence looking at the trail marks on the aerial photo
