Price for a loft conversion

I understand it depends on size but we have an average sized 3 bed semi and have had 2 quotes for a loft conversion (bedroom with ensuite). I have told a few friends etc the prices quoted plus VAT (both similar prices) and they are all horrified and think we are being ripped off! Always accompanied by ‘my next door neighbour/auntie/cousin got theirs done 3 years ago for half that’ type stories. We got 2 quotes. I could get another but I like and trust one of our quotes as he has done work for
us before and he has given a very detailed breakdown. Not sure what my point is but does £60k plus VAT sound mad? Or is everything just more expensive than 3-5 years ago?

Last year we paid £70,000 for a bedroom and en-suite loft conversion. This included all bathroom fixtures, fitting and tiles, full fitted wardrobes, carpets, painting and a new staircase fitted to lower floor. Also new fire doors throughout the house. We are in the north west.

3-5 years ago I would have said £60k was a decent deal. Now I would say that is a bargain - in the south I think we're looking at around £85k plus VAT. I would guess you should get a couple more quotes and see if they are different. But saving a small amount of cash can be a false economy - you get what you pay for when it comes to construction work!

We’re NE, having it done at the moment, a hip to gable conversion to make a master bedroom and en-suite the quote was £28k, on top of that is the bathroom (£2,200) and fitted wardrobes. I know that the builder is a bit over the quote as he had to do some extra work on the roof and chimney stack. It should be finished next week, so far we’ve paid £22k.
However, our builder is not VAT registered, and doing it on his own so has been here 5 months. There has been a lot of “project
management” work for me - ordering bits he wants, paying for scaffolding/electrics etc.
I think all in, including the overrun, wardrobes and bathroom we will be about £35k.
There is a house on our street that had theirs done in 10 weeks, they had a huge team with a portaloo outside and seemed very professional! I expect it cost a lot more though.

Our quote includes new fire doors and other bits like the wired smoke alarm to comply with building regs. @minimonkey11 you should check on these bits of the quote as you need fire doors to all habitable rooms if it is a 3 story house and the attic windows need to be fire escapes.

London here. Lowest quote was £120k, highest £138k!

We’re NW, paid £80k all in but that included £9k for all scaffolding/tin hat, full furnishings including en suite and fire doors for the whole house (means of escape needed upgrading)

We paid about £75k for loft conversion including adding a big dormer, plus two other windows, good landing area / office space, double doors to loft room, door to ensuite, fitted wardrobes, staircase, eaves space all boarded with access to storage, all electrical and plumbing work, all waste removal, scaffolding. Bathroom and fitting was about £5k on top.
