House move fallen through, advice on what to do next

Some words of wisdom to help me decide what to do are needed, please! My buyer's buyer has just pulled out. My seller has decided to remarket their house. My buyers still want my house, and their property is back on the market. I know they had a fair bit of interest in the beginning, and it is a better time of year to be selling now. I don't want to have to start the whole process again, and particularly don't want to incur more solicitor's costs. But, I equally don't want to be in my house any longer and really want to move on. There's nothing wrong with it, I'm just not really able to cope with all the gardening and cleaning of a bigger house any more.
So, property gurus, do I wait a couple of weeks to see if my buyers get a quick sale, or do I remarket straight away?

I’d give them a week and see how they get on with booked viewings etc.

This happened to us twice, near bottom of the chain both times. The first time we gave them 2 weeks however as the property involved was more tricky to sell we ended up back on the market our buyer also decided they changed their mind. Luckily someone felt they had missed out and when we went back on they offered. The second time their buyer lost their buyer, they went back on at a reduced amout and sold again. It took 9 months from under offer to selling due to the delays, however we didn't lose out on the house we were buying as they waited both times. We were both very unlucky and lucky at the same time

I'm tempted to do this. Don't think I've got much to lose. I'm very frustrated though, we were in the point of exchanging two weeks ago.

I’d remarket now. If your buyers manage to sell again then great, the deal is back on. If they don’t then hopefully you’ll get another offer quickly.

You don’t have time to mess around. In the house buying process you have to look out for yourself and do what’s best for you, and don’t do anyone favours by hanging on in case they manage to sell again.

I would re-market the property, tbh, who knows whether your buyer will find another buyer quickly and what they buyers position will be. Why did the sale fall through?

I think the sale ultimately fell through because the buyer at the beginning of the chain wasn't really committed. He didn't get a mortgage until very late in the process and had some very pernickety queries. Nothing wrong with the house he was buying at all - loads of similar ones sell quickly all the time. I've decided to give my buyers a bit of time - they have offered what I want and are really going to push their sale.

Just don’t give your buyers too much time @Timefordrama I think a fortnight is fair.

Friend of mine waited months for her buyer to find another buyer and in the end her purchase collapsed. Mainly because she couldn’t face starting all the cleaning etc again, but you need to be committed to the process to make it work.
