Approx cost of conservatory fix

Hi all,
Im looking at a house that has a conservatory/sun room/extension at the end of the kitchen, it's about 3.5 x 2.5m

It's brick on the bottom with wood walls/windows and the wood is all rotten. The estate agent reckons it's rising damp.

We are london/surrey so know it wont be cheap but would 20k cover maybe building a second skin/replacing 2 sides of wall window? The 3rd side is the garage with what i assume is plasterboard on.

I would knock the conservatory down and build an extension. They are pretty useless in this era - too hot/cold etc. I'm not convinced by those conversations where they replace the roof with light tiles and replaster you still have to much glass that exits heat.

Even in perfect condition, it will be freezing in winter and too hot in the summer. Heating bills will be through the roof (literally). I would knock it down and start again - 20k definitely won’t cover it.

If you love the house, put in a cheeky offer that will cover the cost of knocking it down and rebuilding.

You can get a 'warm roof' installed on a conservatory - they're a fairly new thing, but could be a middle ground between the cost of knocking the whole thing down + extension, and patching up a room that's pretty unusable in both summer and winter! Worth exploring?

Knock it and build a proper single storey extension if the extra space is needed. It's probably just blocking light from the kitchen as it is.
