New build near construction area

I’m considering buying a new build but it is opposite another area marked for development that hasn’t broken ground yet. They anticipate finishing it in 2 years.

Will it be a nightmare to live in? I have a baby so I’m really worried about dust. My older child is autistic and his special interest is houses so I think he’d love seeing them go up.

Other considerations: we’re under some time
pressure and need to move in August. The new build is due to be finished in the summer and is meeting the deadline so far.

I’m in that situation. Bought my new build 18 months ago and no work started. Now I have houses opposite which are occupied. There’s a bit of dust, but keep the windows closed when builders are on site and open them when they’re not. My DH has loved watching the construction from the beginning so I’m sure your DS will too.

Thanks! Can I ask how long the dust period lasted? Was noise an issue too?

@Mamma2025It was dusty when they were levelling the earth in dry weather but no problem in wet. It really wasn’t a major problem and I’d not have worried about a baby if I had one.

I watched my whole estate being built, immediately in front of my house for about 2 years. It was fine. Find a good window cleaner! Our estate was well run, builder operated at appropriate hours and no silly parking. I think I was lucky. I also enjoyed watching it develop, I have so many photos from field to 100 houses! It looks them a long time to out in the final road surface, so you’ll need patience. I’m 14 years in and our road still isn’t adopted, I speak to the council every 6 months, they say it’s “complex”.

Ps. I brought off plan and visited site every week to see my house being built. I loved it! It felt special.

Be sure that you know it’s another housing development opposite and nothing else eg supermarket, garden centre or - as my friends found - a park and ride. It’s made them ill and wrecked their resale value

The developers (bovis) are building both the new build we’re looking at and the new development - we’ve seen the map. It wouldn’t be a park and ride in this location and there’s already another supermarket nearby. Could it change? I hadn’t considered that.
