Lootility to working utility

I currently live in a semi-detached, 3 floor house. Downstairs I have a utility room with a toilet, dubbed a “lootility”. However, we do not use this toilet and I’d much prefer a full, working utility. If I took out the toilet and transformed it into a fully functioning utility room will this devalue the house? We have another toilet in the family bathroom on the first floor, and another toilet in the second floor master bedroom en-suite. We plan on staying in this house for the foreseeable, but not forever so we’re looking at ways we can add value so if removing the toilet will decrease the value significantly I may have to look at other ideas.

Yes it will devalue the house. Just cap it off and replace the toilet when you want to sell. A 2 in 1 toilet and sink unit is about £200.

I'm very much on the side of having a downstairs toilet. However, your house, your choice. If you're staying for the foreseeable do what works for you. I'd keep the toilet plumbing if possible for future owners to reinstate if they wanted ( or even put one back in prior to selling, depending on how you reconfigure). A downstairs loo is a must have for me.

Removing downstairs loos is now against building regs so it will need reinstating if you sell.
