Okay so we’ve just sold our house, I inherited it so never bought or sold a property before, all new.
Our buyers are first time buyers, have their dip with nationwide I think it was, our vendors have already bought another property a while back.
Whats going to happen now ? We have instructed solicitors, as have our buyers.
What does a survey tend to bring up?
This house is 1960’s ex council. Worrying a little about any problems that might show ! Couple of windows are blown which is obvious. The sarking felt (think that’s what it is) has torn in the loft and one side just doesn’t have any. Small amounts of damp by the windows and one outside wall that appears every now and again but wipes off with mould remover.
Are these things going to be a major issue and scare someone off ?
I am autistic and a massive worrier over thinker and have a need to know what’s going to happen 😫

You need to instruct a surveyor to survey the house you are buying. I think this essential and if any significant issues are flagged you can negotiate the price.

Your buyers may just rely on a mortgage survey which will indicate whether the price is right principally. Depending on the selling price and whether it reflects problems, if your buyers have a full structural survey they may negotiate to take account of the defects.

Solicitors will deal with local.searches and pre sale questionnaires.

The only really annoying issue we have ever had was a tree preservation order for which the vendors did not have the paperwork but the la was very helpful.

Exchange if all is well and set a completion date.

Good luck and don't count yiur cgickens prior to exchange.

If issues show up on your buyers survey the ey may want to negotiate a reduction in price for works to be done once they move in. This is quite normal and estate agent would have dealt with it before. It seems scary but the professionals have dealt with it all before and are very helpful.
