Would you buy a house on estate entry / exit road which has around 3 cars a minute, or pay and extra £130k for one further back in the estate?

Found an amazing house but it has around 3 cars a minute go past as it is an entry / exit road to the estate (sometimes periods of nothing for a while(. Bus also goes past every 20-30 mins.

Property is set back around 10 meters from road.

Overnight after half 10 it goes to nearly no cars.

There is also another house which is further back in the estate which has slightly bigger garden and one extra small downstairs room for another £130k.

We could technically afford the extra £130k but would not have as much money for holidays or luxury and a safety net if one of us lost our jobs.

Would you worry about pollution with the volume of cars at the cheaper house?

Which one would you go for?

I'd go for the more expensive one if it was within budget. The traffic noise would be an annoyance, especially the intrusion from frequent buses.

That doesn’t sound like a very busy road to be honest. I wouldn’t give it a thought.
i live on a far busier road. Moved from a cul de sac with no cars. It took about 6 months to get used to it but now I don’t notice the cars at all.

I’d never buy at the busy estate entrance or opposite a junction, where car headlights would be shining through the windows.

I would buy the one which will not get covered in grime every day. If I could afford it. Having to hose everything down before I sat on it would have the shine wear off pretty quickly.

It wouldn’t bother me but depends on your hearing and what you’re used to! Id rather the cheaper house. £130,000 (plus interest) is a lot of money.

Personally neither, I'd look for somewhere else. But if you're set on this estate, the one further back.

Traffic noise is the worst imo so not for me

if you're 10m back it will be fine. Go and stand inside the house and listen, with the windows open. That's the worst it's likely to bet, because when you're actually in a house, you're usually occupied and distracted.

I wouldn't buy a house on an estate I don't like estates. I usually live in cul de sacs or away from a main road.

I live in the middle of the countryside and our rural road probably has a car every minute. I don’t notice them at all.

I really don’t think we notice traffic once we’re accustomed to it. Three a minute is not high at all.

You get used to traffic noise fairly quickly. I would go for the cheaper house as I wouldn’t go all out just to be further back from the road. I’ve lived on a main road most of my life, it doesn’t bother me. It’s a very busy road too.

I wouldn't buy the one on the road. The road might get busier, this happened to us. I would get the further back one or look elsewhere

I wouldn't buy on the road, it's awful. Pay the extra.

I would buy the cheaper one as it's a big difference in price

I think that's a low number of cars

However I would not buy the cheaper one if people could see into the house and I lacked privacy

I would also not buy it if the cars headlights went straight into the house at night

If it's literally just in the road and I keep privacy then it's fine

Mate of mine lives on a main A-road. Says after a while you do not notice the traffic.

They are both in amazing area with multiple play parks, outdoor areas , schools , transport links etc

£130k would double our mortgage and payments.

It takes a long time for houses in this area to come up as the area is very desirable.

We could try the cheaper one for a few years and if it doesn't work out move after 2 years? Wouldn't have much bother selling as there is already loads of interest in the cheaper one. Or flip it round we get the expensive one and sell it if we need more monthly income in the future. But I think with the price of the expensive one it will take a long time to sell.

Layout wise on cheaper one longue and kitchen at back of house. Office room and a dining room at the front. Main bedroom is at front but as it gets very quiet at night anyway maybe not too much of an issue.

£130k seems a ridiculous amount to spend extra but maybe looking at it wrong?

What’s the percentage in difference? 130 is huge if cheaper house is 300 and probably not worth it, but if it’s 700, then it might be worth it in value if that makes sense.

That might be useful to consider especially if you think you’ll sell on?

I’ve found you can easier tune out traffic noise if it’s pretty constant, it’s more annoying when it’s stop/ start like at a junction.

For some reason, a car every 20 seconds sounds like a lot more than three every minute, doesn't it.

I couldn't live on a road with that much traffic.
