Getting all checks from survey

Survey has come back with suggestions to get roof survey, electrics checked, heating system and drains as there was a blockage in the drain and build up of waste when it was checked, although no other evidence of issues.

Is it best just to do all of these? Have asked family for advice and they suggested roof and electrics, with heating as a maybe if they can't say when it was last serviced and not to bother with drain.

Is this saving a few hundred quid at the risk of costing a lot more later down the line?

There's no suggestion heating system has an issue, just that the boiler is older (about ten years old)

Also how can I check if home owner has cleared blockage ( surveyor informed them at the time)?

Surveyors seem to have bees in their bonnets about roofs, regardless of house age. Why do they think it needs an additional survey?

Keep in mind that surveyors always cover their backsides by recommending these additional checks.

I don’t think I’ve ever seen a survey that doesn’t recommend an electrical check. That’s not one I’d bother with, if it’s not based on any evidence of any problems.

I’d ask the sellers to provide evidence of a boiler service and gas safety certificate. That’s a pretty standard ask when buying a house.

Why has he recommended a roof survey? Has he spotted any potential problems?
Or is it ‘the roof looks ok but I recommend a full roof inspection to make sure’.

Drains maybe as simple as getting the sellers to prod the blockage to see if that gets rid of it? If not then full inspection a good idea.

I think we could just get a quote for the roof - it does need work to the chimneys and some tiles are work/displaced. Survey says roof ok for the present, will need replacing at come point as is original roof from the 20s and there's no lining inside.

Electrics is because it's not clear how old the wiring is - likely it's from at least the 80s.

Will ask about certs for the heating.

Am asking for them to clean the drain and get to checked as to why had blockage. If they just say have cleaned it but nothing else then will pay for a drain survey.

The roof won't need redoing unless it is leaking. Roofs don't need felt on to work. It's just a more modern way of doing it and provides an extra layer of protection just in case.

I mean it won't need a whole new roof. It may well need repairs or patching.

Its worth getting an EICR anyway, rentals have to have them every 10 years (so if its a landlord selling one might be included) but private properties don't and most people don't bother. It would give you a clear understanding and tell you either what needs fixing or give peace of mind that its fine (and then you don't need to think of it again for a decade or so). Its only around £100 to get done.

Check if the sellers have a gas check report, most houses I viewed had already had one done recently and the report was included free.

WHY do you need a roof survey? is there an actual issue?

Drains, its up to you really... people have highly recommended it to me in the past as dodgy drains can cause movement and the last house had movement but really its all up to you. My parents drain use to 'block' but that was because it had a Victorian bottle catcher in it (quite common back in the day).
