S104 Document Sewage Adoption

Just got a question back from my buyers requesting a copy of the S104 document. I had to google what this was about - it refers to the adoption of the sewage pipes by the water authority once a development has been completed. Mine is a 1970's build house so would have been connected to the main network 50+ years ago. There was an extension to the house in 1998 - where all the additional plumbing connects to the existing sewage pipe. I don't understand why this question has been raised - anyone else has this issue?

Are these first time buyers? They can go a bit overboard with paperwork out of inexperience and nervousness of the scale of the purchase.

Just tell them these documents are not available / you don't have them due to passage of time.. ?

They are not FTB - I seem to be getting questions which you would get if you are buying a new build house with unadopted roads and services. Had another around how is surface water dealt with. Keep being drip fed these random questions, which are taking 2 weeks to get to me as EA was made aware of them a while back. Whole process is just slow!

I'd say you haven't got the document and suggest additional enquiries go via solicitors as they can advise you on replies and whether any requests are really needed. I think there was something similar when we bought here, as in there was not evidence of pipes being adopted (first built 1962), but as previous owners and us pay for removal, those pipes are clearly been adopted.

Sometimes solicitors just push out a standard pack which includes all questions whether the estate is actually new build or not.

Your solicitors should be batting these questions back and making sure only relevant ones get through to you ?

Well I have batted this back to my Conveyancer - stating I don't have a document and pointing out the house was connected to the sewage network at least 50 years ago. There is a new estate built opposite and wondering if somebody is picking this up in various searches as the house shares a road with some of the new builds. Just waiting for the next round of questions to arrive...
