I know someone who did but that was more a chance thing. Someone put notes through the doors of their road as they wanted that road specifically and they sold it that way.

You won't get your property on rightmove etc.... without using an agent.

A good estate agent will more than pay for itself with keeping the sale on track etc...... sadly a lot of agents are shite.

You can sell your property without using an EA. Not many people would recommend it, but it's possible.

However, it's not possible to advertise your house on sites like rightmove without an EA.

I don’t mind paying for a good service. However I’ve been put off by a few agents I’ve been in touch with who charge a fee of about £30 per viewing, paid to an independent viewing agent.

Two things - 1. I would expect their commission to include the service of showing the property and 2. Is the viewing agent just providing access to view; are they knowledgeable about the property or have any interest in promoting it? For a fixed fee of £30 I doubt it.

RM is only for EA to list on. We did sell a property years ago privately, put a card in a newsagents window, all went through smoothly, but this was before RM. We downsized a few years ago, paid £6,500 in EA fees, for what they actually did it seems an awful lot, they were absolutely rubbish tbh but they did sell our house, necessary evil when selling usually. Good luck I hope you get a buyer soon.

I've noticed an agent creating "drama" on his social media sites and managing to run a day of pre-market viewings. I've seen him do 3 in recent weeks and 2 homes sold at those events. All first time/second time buyer price ranges.

The houses have never been listed on rightmove not even listed and going immediately SSTC.

So I don't know if this is a way of agents avoiding an extra cost of listing with RM. It certainly gets quick offers and in a difficult market but he must have these buyers "up his sleeve" or at least following his social media threads?

How you'd manage to find these buyers to do this yourself I don't know. 30 years ago we used to drive the town looking for boards and popping into agents for the paperwork on homes we liked. Or read the local paper house sales section. I dont think people do this now. They start with a cup of tea, feet up,.looking at RM daily search results.

They have a captive audience! I seem to have this outdated idea that an EA should be hustling to show your property, promote its positive features etc to earn their commission.

You can’t list on RM.

I have bought and sold privately but wouldn’t recommend it. Finding a buyer isn’t the hard part- pushing the sale through is where you need help. I wouldn’t do it again.

You need to speak to more agents, quoting you per viewing is unusual.

Never sold privately but tried to buy privately, dragged on for 6 months with the seller umming and ahhhring and refusing to commit to anything, refusing to fill in form, 'oh, Ill have ask my brothers cousins auntys dog what this word means' etc...

It was insufferable and there was no one I could go to to kick them up the arse. In the end I just don't think they actually wanted to sell despite agreeing to it (and we had offered them 25% over the value of the property and made it as easy as possible for them, as it was the perfect location for us even though they had neglected it into a dire state).

My Aunt sold her house after she had suddenly decided at 87 that she was ready to move into an assisted living apartment. She told someone, who told someone else, who had a friend looking for a property on that estate due to school catchment area. It was an easy sale.

The buyer was motivated, we were motivated and I'm very good at nagging conveyancers! The sale and purchase went through in three months (3 years ago), and we achieved a higher sale cost that suggested by either of the agents who visited to quote.

I suspect it'll be a different experience when we come to sell her MaCarthy & Stone apartment!

Rightmove do not allow private sellers to list, I used http://visum.co.uk/ sold no problems, probably saved about £5k. But you would need to draft the details etc. If you google online estate agents different companies offer different levels of support and a variety of upfront/ post sale costs.
